We bridge the gap between property owners, residents, and guests by providing professional marketing, leasing, and management services on their behalf. What We Need

We are currently recruiting for the position of Maintenance Technician.

You will be trained in our processes and procedures utilizing your knowledge, skills, abilities, education, and passion for this career.

We are also looking for a career-minded individual with a positive attitude and a willingness to go the extra mile.

The right candidate should be a leader, self-motivated, detail oriented, tech savvy, organized, results orientated, and have a positive attitude. We are a small team, and we need people who possess the drive to help us succeed and grow. This is a FAST-paced industry and self-direction is critical.

Overview

This position and your starting point each day are based in the Sanibel Office area. Please live within 30 minutes of Sanibel Island. The working area will be encompassing properties in Ft Myers Beach, Cape Coral and Bonita Springs whereyou will assess and verify the condition of the assigned property. A successful Maintenance Department is critical to the overall health of company.

The successful Candidate will bring a combination of maintenance, financial, and management skills which will ultimately benefit your growth, the company's growth, and benefit our client and customer base.

Our ideal candidate has several years of professional experience in property maintenance, along with reliable transportation and a flexible schedule, including on call and weekends, to respond to emergencies as they arise, providing expert guidance, high level service, and oversight into the communities that we manage.

Essential Job Functions

  • Ability to identify problems and implement the best solutions for guests and tenants.
  • Adheres to the highest level of customer service and quality standards for guests and tenants.
  • Strives to always make the properties appear at or above quality standards.
  • Ability to troubleshoot issues with guests and tenants.
  • Dedication to exceeding the needs of all clients and tenants with the ability to build and maintain those relationships.
  • Completes assigned daily work orders and other property maintenance.
  • Perform move-in, move-out, renewal, and 90-day property checks.
  • Adheres to all safety policies and procedures.
  • Notify any safety concerns when on property.
  • Replacement of any battery-powered equipment.
  • Will be exposed to a constant activity that requires intermittent standing, bending, crouching, twisting, pushing/pulling, lifting/moving/carrying (light and heavy loads, 0lbs – 50lbs ), and climbing stairs.
  • Other duties assigned depend on company needs.
  • Ability to work non-traditional schedule to include evening, weekends, and on-call hours.

Knowledge, Skills, and Abilities

  • Technical computer skills are required in all forms of hardware - laptops, tablets, and mobile devices.
  • Professional in all forms of communication such as email, phone calls, video calls and text messaging to ensure the ability to build strong relationships, trust, and client satisfaction.
  • Ability to work independently and collaboratively in a fast-paced, deadline-driven environment.
  • Excellent time management skills with the ability to change activity frequently and cope with interruptions.
  • Highly responsive and reliable with strong attention to detail on all levels.
  • Availability to travel on occasion to meet with clients or attend industry conferences or events.

Education and Experience

  • A valid Florida Driver's License in good standing is required.
  • High School Diploma or Equivalent required.
  • A minimum of 5 years in either portfolio property management and/or multifamily apartment maintenance.
  • Substantial experience in making HVAC related repairs.
  • Knowledge and experience repairing plumbing, pools, carpentry items, drywall, building exteriors, and appliances.

PHYSICAL AND ENVIORNMENTAL REQUIREMENTS

PHYSICAL AND DEXTERITY REQUIREMENTS: Physical and dexterity refer to the requirement for physical exertion and coordination of limb and body movement.

Requires medium to heavy work that involves walking, standing, stooping, lifting, pushing, and raising objects and involves exerting between 20 to 50 pounds of force on a regular and recurring basis and 50 to 100 pounds of force on an occasional basis.

ENVIRONMENTAL HAZARDS: Environmental hazards refer to job conditions that may lead to injury or health hazards even though precautions have been taken.

The job may risk exposure to extreme heat and/or cold, bright/dim light, dust and pollen, wet or humid conditions, extreme noise levels, animals/wildlife, vibrations, fumes and/or noxious odors, traffic, moving machinery, electrical shock, heights, disease/pathogens, toxic/caustic chemicals and explosives.

Compensation

Pay Range - $30.00 to $35.00 per hour
