Position Summary:

This role oversees maintenance operations for a 63-unit Assisted Living, Independent Living, and Memory Care community, with an exciting expansion underway. An additional 87-unit Independent Living apartment is scheduled to open in March 2027, creating strong opportunities for increased responsibilities, leadership growth, and career advancement.

Job Duties:
- Responsible for the planning and directing of the Maintenance and Housekeeping Department activities.
- Manages overall maintenance and repair of the facility and grounds.
- Performs specific repairs as scheduled according to the preventative maintenance plan or as needed.
- Prepares apartments for occupancy after move-outs.
- Performs cleaning/janitorial work on common areas. Maintains common area furnishings.
- Coordinates contracted services and monitors all maintenance functions to ensure schedule and quality.
- Develops and follows through on aesthetic improvement plans that include but are not limited to; touch up painting, staining woodwork, drywall repairs, and minor building repairs.
- Provides hands-on repairs on an ‘as-needed’ basis to ensure a pro-active approach to all maintenance activities. Monitors and schedules these repairs.
- Reacts and takes lead in emergency repairs and equipment breakdown. Seeks mitigating repairs and accomplishes the same within technical capabilities.
- Cuts grass, trims trees and shrubbery around building, and trims curb lines around and against building. Picks up trash around grounds and parking lots. Tends to flower beds and empties trash receptacles.
- Clears away snow and ice from sidewalks, entryway, and walkway around building and twin homes. Removes snow and ice in parking lots. Maintains snow removal of streets with contracted agency.
- Repairs and maintains exterior of building.
- Removes trash from kitchen and trash room. Breaks down boxes and picks up recycling.
- Performs repairs and maintenance of all electrical equipment and devices within the building, including, but not limited to, light fixtures, switches, motors, outlets, thermostats, and circuit breakers.
- Performs repairs and maintenance of building HVAC equipment.
- Performs minor maintenance repairs to pumps, heat exchanges, motor, and valves. Maintains boiler pressures and temperatures and zone valves.
- Maintains and repairs ice machines, refrigerators, freezers, and water coolers.
- Oversee and supervise Maintenance Assistant and Housekeeping staff.
- Responsible for interviewing, hiring, personnel issues, development, supervision and scheduling of staff.
- Responsible for and maintenance of maintenance budget, makes suggestions regarding budget changes and equipment needs.
- Policy and procedure development and review
- Assists in providing a dignified, respectful, resident-centered environment for residents.
- Follows universal precautions, facility infection control guidelines, sanitation and safety standards of practice in all work and activities.
- All duties will be performed in accordance with current standards, guidelines, state and federal regulations.
- Upholds confidential information as required by Guardian Angels policy and procedure and as related to HIPAA.

- Performs all other duties as assigned.
Qualifications:
- AA degree or additional certification or training in maintenance or related field preferred.
- High School Diploma or equivalent required.
- Boilers License required.
- Three to five years prior maintenance experience required.
- One to three years prior supervisor experience required.
- Must have basic and mechanical knowledge of general maintenance in areas related to HVAC, electrical, plumbing, refrigerator and freezers, general building construction painting, floor care, and lawn and grounds maintenance.
- Must be able to be on call as required by management.
- Excellent verbal and written (read, write) communication skills.
- Self-motivated, ability to prioritize.
- Maintains good attendance and punctuality.
