Guard Space Self Storage is looking for an experienced self-storage professional with at least 5 years of direct self-storage experience to join our team in Port Charlotte, FL.
We are looking for someone who already understands the day-to-day operation of a successful self-storage facility and can step into the position with confidence. The right person understands that great self-storage management requires strong customer service, sales ability, attention to detail, collections knowledge, property upkeep, and a willingness to handle whatever needs to be done.
This isn’t a job where you’ll sit behind a desk all day. We want someone who enjoys working with customers, solving problems, staying organized, and taking pride in keeping a property clean, secure, and running smoothly.
What You'll Do
As a Self Storage Associate, you'll help with the day-to-day operation of the facility, including:
- Help customers select and rent the right storage unit
- Explain rental rates, policies, insurance/protection options, and available products
- Prepare rental agreements and maintain accurate customer records
- Answer phones and respond to customer questions and inquiries
- Accept payments and accurately handle monetary transactions
- Follow up on leads and convert inquiries into rentals
- Provide friendly, professional customer service
- Handle customer accounts, collections, and delinquency follow-up
- Follow established procedures involving delinquent accounts and lien/auction processes
- Perform property walks and routine facility checks
- Keep the office, grounds, hallways, and common areas clean and presentable
- Clean and prepare vacant storage units for the next customer
- Maintain excellent curb appeal
- Perform basic/light maintenance as needed
- Monitor the property and report or address maintenance, safety, and security concerns
- Assist customers with account questions and payment issues
- Help with U-Haul rentals and related operations as needed
- Help with other duties necessary to keep the facility operating efficiently
Who We're Looking For
This is an experienced self-storage position. Applicants should have a minimum of 5 years of direct self-storage industry experience.
We're looking for someone who understands the business and can bring that experience to Guard Space.
A great candidate will be:
- Experienced in the day-to-day operation of a self-storage facility
- Knowledgeable about rentals, collections, delinquency management, and lien/auction procedures
- Comfortable with self-storage management software and technology
- Experienced in sales and converting leads into rentals
- Friendly and comfortable working with customers
- Dependable and punctual
- Organized and detail-oriented
- Able to communicate professionally by phone, text, email, and in person
- Comfortable discussing rates, promotions, and additional products and services
- Able to work independently without constant supervision
- Willing to clean units, walk the property, and handle light maintenance
- Able to recognize problems and take initiative to solve them
- Honest, responsible, and professional
- Someone who takes ownership of the facility and takes pride in how the property looks and how customers are treated
Requirements
- Minimum 5 years of direct self-storage industry experience
- Demonstrated experience with self-storage rentals, customer service, sales, and collections
- Familiarity with self-storage lien and auction processes
- Reliable transportation
- Valid driver's license
- Ability to perform the physical duties of the position, including walking the property and cleaning units
- Strong computer skills and experience using self-storage management software
- Ability to work scheduled weekdays and/or weekends as required
- Successful completion of any required pre-employment screening
Experience with U-Haul or truck rental operations is a plus.
