Job Summary:
The Maintenance Supervisor at Sweetwater is responsible for leading maintenance operations across both the multifamily residential community and the mixed-use retail environment. This role combines hands-on maintenance leadership with commercial facilities support, including advanced troubleshooting, system oversight, vendor coordination, and team leadership.
This position plays a critical role in ensuring the physical integrity, safety, and overall performance of residential units, shared spaces, and commercial areas, while delivering a high-quality experience for residents, tenants, and guests.
Responsibilities:
Multifamily Maintenance Operations
- Oversee all maintenance operations for the apartment community, ensuring work is completed safely, efficiently, and in accordance with company standards
- Supervise, train, and lead maintenance technicians; provide daily direction, coaching, and hands-on support
- Coordinate and prioritize service requests, work orders, and preventative maintenance programs
- Manage unit turns, punch walks, and ensure apartments are market-ready within established timelines
- Conduct regular inspections of buildings, grounds, amenities, and vacant units to ensure quality and identify maintenance needs
Mixed-Use / Facilities Operations
- Support facilities maintenance across retail and commercial spaces within a retail mixed-use asset
- Provide advanced troubleshooting, repairs, and system optimization across HVAC, electrical, plumbing, and building systems
- Conduct routine inspections of mechanical areas and building systems to ensure operational readiness and safety
- Coordinate with retail tenants and property management to address service requests and maintain tenant satisfaction
- Maintain common areas including walkways, lighting, and shared infrastructure
Technical & Systems Expertise
- Perform and oversee HVAC maintenance and repairs, including diagnostics, preventative maintenance, and major component replacement
- Perform and oversee electrical and plumbing maintenance, including troubleshooting, repairs, and system inspections
- Utilize CMMS/work order systems to manage service requests, track preventative maintenance, and maintain accurate records of labor, materials, and asset data
- Support capital improvement planning, including participation in 1-, 3-, and 5-year CapEx planning
Vendor & Project Management
- Manage relationships with third-party vendors and contractors; solicit bids, review scopes, and oversee work completion
- Ensure all vendor work is performed safely, on schedule, and to company quality standards
- Assist in planning and executing capital projects, renovations, and property improvements
Compliance & Safety
- Ensure compliance with OSHA, Fair Housing, ADA, and all applicable local, state, and federal regulations
- Maintain safe working conditions and enforce company safety policies and procedures
- Ensure proper documentation of inspections, maintenance activities, and system performance
Resident & Tenant Experience
- Build and maintain positive relationships with residents and retail tenants
- Communicate clearly regarding service requests, timelines, and project updates
- Support a high level of customer satisfaction across both residential and commercial environments
Required Skills/Abilities:
- Strong leadership and team management skills with the ability to motivate and develop staff
- Advanced troubleshooting and technical knowledge across HVAC, electrical, plumbing, and general building systems
- Proficiency with CMMS platforms and mobile work order systems
- Excellent communication and interpersonal skills
- Strong organizational and time-management abilities with attention to detail
- Ability to manage competing priorities across residential and commercial operations
- Ability to work independently and respond to after-hours emergencies as needed
- Valid Driver’s license and reliable transportation
- Participation in on-call rotation, including evenings and weekends as needed
Education and Experience:
- High school diploma or GED required; technical or trade school preferred
- 5–8 years of experience in multifamily, commercial, or mixed-use maintenance preferred
- Prior supervisory or leadership experience required
- Strong hands-on experience with HVAC, electrical, plumbing, and building systems
- EPA certification required; CPO and other relevant certifications preferred
Job Type: Full-time
Pay: $75,000.00 - $82,000.00 per year
