Job Summary:
The Leasing Specialist is a key member of the multi-family team responsible for aiding with daily operations by leasing apartments, responding to resident requests, and ensuring tenant satisfaction. This position plays a vital role in maintaining positive relations between building tenants, vendors, partners, and the team.
Responsibilities:
- Lease apartments and aggressively sell the products and services of the property to which they are assigned.
- Work with the property management staff to develop and implement sales and marketing strategies. Increase property traffic levels, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages.
- Maintain thorough product knowledge of own property and that of major comparable competitors through site visits, tours, shops, and telephone surveys.
- Prepare all lease-related paperwork in an accurate and timely manner. Explain all lease documents to new and existing residents. Ensure all documents are correctly filled in and signed prior to resident move-in.
- Assist with managing the day-to-day operation of the apartment-home community. Work with Community Manager to ensure apartments are ready for move-in and are maintained in a satisfactory manner.
- Respond to resident requests and work with residents to minimize and resolve resident problems and complaints. Follow through to ensure issues are resolved.
- Maintain prospect, traffic and leasing data, and assist with other computer data entry as necessary. Assist with monthly closing.
- Follow correct procedures in the collection, tracking, and deposit of revenue and processing of move-out data.
- Follow the property lease renewal program. Maximize resident renewals.
- Clearly and effectively communicate with residents, other associates, vendors, and supervisors in written and verbal form.
- Perform thorough move-out inspections, when designated to do so. Photograph any items which will require claims against a resident's security deposit.
- Actively plan and coordinate resident events with the approval of upper management.

- Ability to work 2-3 required weekends per month and flexible monthly after work hours.
Education and Experience:
- High school diploma or equivalent required
- At least 1 year leasing consultant experience required; lease-up experience is preferred
