Real Estate Attorney – Title Review & Settlements

$135,000–$165,000 annually, based on experience

An established Baltimore County title and settlement company is seeking an experienced Maryland-licensed real estate attorney with hands-on title review and settlement experience.
This role is ideal for an attorney who understands what must happen between receipt of a title search and the closing table—reviewing title, identifying legal or ownership issues, determining what must be resolved before settlement, preparing or reviewing necessary documents, and providing legal guidance when a transaction presents complications.
You will work alongside an experienced settlement and processing team, allowing you to focus on the legal, title-review, and client-facing aspects of the transaction.
Depending on the candidate’s background and interests, the position may also include relationship development and business development responsibilities. An existing portable book of business is not required.
What You Will Do
- Review residential and commercial title searches before settlement
- Identify liens, judgments, ownership issues, defects, exceptions, and other matters that could affect a transaction
- Determine what must be satisfied, released, corrected, or otherwise resolved before closing
- Handle and oversee title curative matters
- Review deeds, powers of attorney, trusts, estates, entity documents and other legal documents affecting ownership or conveyance
- Prepare and review deeds, affidavits, corrective instruments and other transaction documents
- Address title issues involving estates, trusts, divorces, business entities, prior conveyances and other ownership matters
- Provide legal guidance to settlement processors and other members of the closing team
- Communicate with buyers, sellers, lenders, real estate agents and other parties when legal issues arise
- Conduct residential and commercial settlements as needed
- Help ensure transactions are legally ready to proceed to closing
- Depending on experience and interest, develop and maintain relationships with real estate agents, lenders, investors, and other referral partners
What We Are Looking For
- Active Maryland Bar license in good standing
- Approximately 3 years of relevant real estate, title, or settlement legal experience
- Hands-on experience reviewing title searches and identifying issues that must be resolved before closing
- Experience resolving or coordinating resolution of title defects and curative matters
- Knowledge of Maryland real estate transactions and conveyancing
- Experience preparing and/or reviewing deeds and other real estate transaction documents
- Ability to independently analyze unusual or complicated title situations
- Strong communication and client-service skills
- Ability to manage multiple transactions and deadlines simultaneously
Particularly Relevant Experience
We are especially interested in attorneys who have worked in:
- Title and settlement companies
- Real estate law firms
- Residential or commercial real estate practices
- Real estate closing practices
- Title examination and curative work
- Real estate transactions involving estates, trusts, entities, or complicated ownership issues
Experience conducting settlements is valuable, but the ability to review title and resolve pre-closing legal issues is particularly important for this position.
