Position Summary

The Grove Park Foundation seeks a highly organized, proactive, and execution-oriented Project Manager,

Real Estate Development to support the planning, coordination, and delivery of its real estate development

portfolio in Grove Park and Atlanta’s west side.

This role functions as an internal project lead and owner’s representative, supporting development

execution from predevelopment through delivery. The Project Manager will help advance multiple

community-serving projects, including mixed-income housing, scattered-site residential development,

commercial corridor revitalization, community facilities, and adaptive reuse projects such as The Corner Marketplace, The Grove Theatre, Hasty Place Walk, and related land trust and neighborhood stabilization

initiatives.

The ideal candidate is proactive, solutions-oriented, highly accountable, and able to independently manage follow-through across multiple stakeholders, workstreams, and deadlines.


Key Responsibilities

1. Project Coordination & Execution

  • Drive project execution and accountability across multiple real estate development projects.
  • Manage day-to-day project tracking, schedules, milestone trackers, budgets, consultant deliverables, and action-item logs.
  • Ensure projects progress against critical path schedules, funding deadlines, and development milestones.
  • Coordinate with architects, engineers, contractors, development partners, legal counsel, lenders, public agencies, and community stakeholders.
  • Support permitting, due diligence, predevelopment, financing, construction readiness, inspections, site coordination, and closeout activities.
  • Participate in periodic site visits, consultant meetings, inspections, and field/vendor coordination as needed.


2. Budget, Reporting & Documentation

  • Track project budgets, funding sources, invoices, contracts, grant requirements, and consultant scopes.
  • Prepare regular project status reports for Grove Park Foundation leadership, consultants, board members, funders, and partners.
  • Maintain organized digital files for contracts, drawings, budgets, schedules, meeting notes, approvals, and correspondence.
  • Ensure project records are accurate, accessible, and maintained in alignment with organizational systems and reporting needs.


3. Consultant & Vendor Management

  • Help manage external consultants and vendors to ensure timely performance, clear accountability, and documented follow-through.
  • Coordinate meetings, agendas, follow-ups, and decision logs.
  • Track assigned action items and ensure responsible parties remain aligned on timelines and deliverables.
  • Flag risks, delays, budget issues, scope gaps, and required decisions early.


4. Community & Partner Coordination

  • Support communication with community partners, public agencies, funders, and neighborhood stakeholders.
  • Help ensure projects remain aligned with Grove Park Foundation’s mission to mitigate displacement, expand affordable housing, support small businesses, and strengthen neighborhood assets.
  • Represent project needs with professionalism, discretion, and a community-centered approach.


Qualifications

  • Bachelor's degree in a related field preferred
  • 3–7 years of experience in real estate development, construction project management, affordable housing, community development, planning, architecture, engineering, or related fields.
  • Strong project management, scheduling, budgeting, and organizational skills.
  • Experience coordinating consultants, contractors, public agencies, and development partners.
  • Familiarity with affordable housing, mixed-use development, LIHTC, community land trusts, public funding, or nonprofit real estate preferred.
  • Excellent written and verbal communication skills.
  • Proficiency with Microsoft Office, Excel, Outlook, Word, PowerPoint, Microsoft Teams, Microsoft Project, Microsoft Planner, Canva, AppFolio, and related project/document management tools.
  • Ability to manage multiple projects simultaneously in a fast-paced, mission-driven environment.
  • Ability to work with ambiguity, identify next steps, and move projects from concept to execution.

Reporting Relationship

The Project Manager will report to Grove Park Foundation’s real estate leadership and work closely with

development partners, consultants, and project teams.


Compensation

Compensation and benefits will be commensurate with experience and organizational structure.
