Job Requirements
- 5 years of experience in post-construction estimating within a general contracting environment.
- Strong knowledge of commercial construction methods, materials, and building systems.
- Ability to read and interpret blueprints, specifications, and construction documents.
- Experience preparing detailed cost estimates, quantity take-offs, and bid packages.
- Strong knowledge of subcontractor solicitation, bid leveling, and scope analysis.
- Experience with building connected software is preferred.
- Proficiency in estimating software and Microsoft Excel.
- Strong understanding of project budgeting, cost control, and pricing strategy.
- Excellent analytical, organizational, and time-management skills.
- High attention to detail and cost accuracy.
- Strong negotiation and communication skills.
- Ability to manage multiple bids simultaneously under tight deadlines.
- Collaborative and proactive with strong problem-solving abilities.
- Prepare Cost Estimates: Develop comprehensive estimates including labor, materials, equipment, and subcontractor pricing.
- Perform Quantity Take-Offs: Analyze drawings to calculate material quantities and scope requirements accurately.
- Solicit & Evaluate Subcontractor Bids: Conduct bid leveling and scope reviews to ensure completeness and competitiveness.
- Develop Bid Packages: Assemble detailed proposal submissions and pricing breakdowns.
- Conduct Scope Gap Analysis: Identify risk factors, exclusions, and inconsistencies in project documents.
- Collaborate with Preconstruction Teams: Support budget development and strategic planning with Project Managers and leadership.
- Value Engineering: Recommend cost-saving alternatives while maintaining quality and design intent.
- Maintain Cost Database: Update historical pricing data and cost libraries for future bid accuracy.
- Perform other job-related duties as assigned.
