What are the responsibilities and job description for the Assistant Construction Project Manager position at Grey Development?
Grey Development is a full-scale, turnkey exterior general contractor. We build pad-ready sites for developments and build turn key athletic field complexes — handling everything from mass grading and utilities to specialized athletic surfacing. This is not a paper-pushing APM role. You will be in the field, in the numbers, and in the details — learning how complex civil projects actually get built and delivered. The right person grows into a full Project Manager with us.
Estimating & Preconstruction
- Perform detailed civil takeoffs in Bluebeam — earthwork quantities, utility runs, and athletic surfacing scopes.
- Level subcontractor bids in JobTread — compare pricing side by side, identify scope gaps, and flag inconsistencies in site prep and exterior packages.
- Build and maintain project budgets in Excel, including cost-to-complete tracking, material procurement schedules, and bid comparisons.
- Support Project Managers in assembling complete bid packages and pricing for new opportunities.
Field & Document Coordination
- Visit active job sites regularly to verify progress against schedule, troubleshoot site-prep issues, and confirm quality standards are being met — especially on athletic field tolerances where precision matters.
- Own document workflows in JobTread: RFIs, submittals, daily reports, and change orders tracked with 100% accuracy.
- Coordinate with civil subcontractors, turf installers, lighting vendors, and material suppliers to keep projects on schedule and pad-ready dates locked in.
- Communicate proactively — flag issues before they become problems and keep the project team informed.
Administrative & Team Support
- Assist with subcontract preparation, insurance tracking, and buyout documentation.
- Attend project meetings, document action items, and follow up until every task is closed.
- Use Claude (Anthropic's AI) as a daily work tool — drafting RFIs, summarizing documents, organizing project data, and accelerating administrative tasks. Comfort with AI tools is expected; we build workflows around them.
- Support day-to-day operations and company deliverables as needed — no task is beneath you.
