Job Overview
The Construction Project Manager is the driving force behind the execution of Greenwood District Equity’s residential rehab projects, responsible for taking properties from purchase to listing—whether for sale or rental. This individual transforms vision into reality by coordinating contractors, budgets, schedules, and systems to meet project milestones and deliver high-quality results.
With multiple properties underway simultaneously, this role requires exceptional problem-solving, a bias for action, and the ability to keep teams focused on progress over problems. You will work directly with ownership, trades, and support staff to refine our processes, improve efficiency, and scale our impact throughout Metro Detroit.

Key Responsibilities
Project Management & Execution
- Create and manage detailed project schedules with clear milestones and deadlines.
- Track budgets by line item, provide regular updates, and ensure financial discipline.
- Regularly inspect contractor work for quality, safety, and alignment with scope.
- Ensure consistent use of the Greenwood rehab checklist from start to finish.
- Manage punch list inspections and ensure completion of all outstanding items.
- Conduct pre-construction meetings, walkthroughs, and final property orientations.
- Maintain clean, safe, and organized jobsites at all times.
Vendor & Contractor Management
- Source, vet, and onboard contractors that meet our standards of excellence.
- Schedule internal crews and trade partners, ensuring the right team and materials are ready for each project phase.
- Procure and oversee installation of security systems, cameras, and alarms.
- Manage multiple projects concurrently while keeping timelines and budgets aligned.
Systems & Process Improvement
- Refine systems to make rehabs more efficient and repeatable across projects.
- Participate in daily huddles and weekly strategic meetings and assist with scheduling and forecasting.
- Contribute to process improvements and team development initiatives.
- Capture and post engaging project media updates to support social proof and branding.
Quality Control & Safety
- Conduct quality inspections at each phase of the build.
- Ensure all work meets design specifications, building codes, and company quality standards.
- Ensure safety protocols are followed by all team members and subcontractors.
Qualifications
Education & Experience
- 2–5 years of residential construction or project management experience.
- Demonstrated ability to lead teams and manage multiple vendors simultaneously.
- Experience working within tight budgets and urgent timelines.
- Fluency with Google Workspace and project tracking tools.
- Proficient in reading blueprints, construction documents, and specifications.
- Valid driver’s license and reliable personal transportation required.
