Controller — Real Estate Development & Property Management
Portland, Maine | Full-time | $80,000–$95,000 (based on experience)

We are a growing real estate development and property management company running a portfolio of residential and commercial assets across multiple LLCs in Maine. We are hiring a Controller to own accounting end to end and build the financial backbone that lets the business scale. This is a builder's role, not a caretaker's. You will inherit a finance function that is partway through its evolution, with real work still ahead on the monthly close, intercompany accounting, owner reporting, and the systems and controls that hold it all together. You will lead a small accounting team, set the standard for how the numbers get done, and partner directly with leadership on the decisions that shape development projects and the portfolio as a whole.

What you will own
Financial close and reporting
- Own the monthly, quarterly, and annual close across all entities, and build a close calendar that is fast, repeatable, and reliable.
- Produce accurate, timely financial statements and deliver clean, decision-ready reporting to ownership and leadership.
- Set reporting standards and variance commentary that explain not just what happened, but why.
Multi-entity and intercompany accounting
- Own the books for multiple LLCs, keeping entity separation clean while giving leadership a consolidated view of the whole.
- Build and maintain a disciplined intercompany framework: allocations, due-to and due-from balances, and reconciliations that hold up to scrutiny.
- Govern the chart of accounts across entities so coding stays consistent and reporting stays comparable.
Development and project accounting
- Account for development and capital projects, including construction-in-progress, capitalized costs, and job-level cost tracking.
- Manage the construction draw process and supporting documentation, and serve as a clean financial partner to lenders.
- Support project budgeting, reforecasting, and the reporting that development and financing partners rely on.
Team leadership and strategy
- Lead, develop, and set direction for the accounting team, raising the bar on accuracy, ownership, and pace.
- Drive the initiatives that build the finance function: systems improvements, process redesign, and the infrastructure behind owner reporting and cash management.
- Partner with leadership as a thought partner on entity structure, financing, distributions, and the financial implications of growth.
Controls, cash, and compliance
- Establish and enforce internal controls appropriate to a multi-entity real estate operation.
- Own cash management, AP and AR discipline, and the integrity of the underlying ledgers.
- Coordinate with external CPAs, lenders, and auditors, and keep the company ready for tax, financing, and audit requirements.

A close process you can trust and run on a calendar. An intercompany framework that is clean and reconciled. Owner reporting that ownership relies on without a second look. And an accounting team that is steadier and more capable than the day you arrived. You will have turned a function that is still being built into one that scales with the portfolio.
What you bring
Required
- Progressive accounting leadership experience, including ownership of a full close cycle and supervision of accounting staff.
- Hands-on multi-entity and intercompany accounting experience, with genuine command of consolidations, allocations, and eliminations.
- Real estate experience, ideally spanning both property management and development or construction accounting.
- A builder's track record: standing up or overhauling close processes, systems, or controls rather than maintaining someone else's.
- Strong systems fluency and comfort in property management accounting software; AppFolio experience is a plus.
Nice to have
- CPA, or equivalent depth of experience.
- Exposure to agency or HUD-related financing and the reporting it requires.
- Experience supporting construction draws, lender reporting, and development financing.
