Position Overview
GreenBarn is seeking a highly motivated, analytically driven Senior Associate / Vice President to join its Investment team. This role will be a key contributor across the full investment lifecycle, including deal sourcing, underwriting, structuring, execution, asset management strategy, and investor engagement. The candidate will work directly with the firm’s partners.
Key Responsibilities
Transaction Execution & Underwriting
- Review new investment opportunities and manage the deal pipeline
- Lead underwriting and valuation of new acquisitions across multiple asset classes
- Build sophisticated financial models using Excel and ARGUS Enterprise
- Evaluate capital stacks including senior debt, mezzanine, preferred equity, and JV equity
- Manage all investment due diligence including market studies, appraisals, engineering, and legal documentation
- Review and negotiate LOIs, PSAs, leases, loan agreements, and management agreements
- Coordinate transactions from sourcing through closing and asset management post-closing
Asset Management & Business Planning
- Collaborate with Asset Management on business plans
- Perform portfolio analysis and reforecasting
- Support refinancings, recapitalizations, and dispositions
Capital Markets & Investor Relations
- Prepare investment committee memorandums
- Participate in investor meetings and capital raising
- Assist with fundraising and investor reporting
Networking
- Work closely with senior leadership in sourcing both marketed and off-market transactions
- Develop relationships with brokers, owners, lenders, and capital partners
- Attend industry events and conferences
Cross-Functional Collaboration
- Work with property management, leasing, operations, and finance teams
- Periodic travel for deal execution
Qualifications & Experience
- Approximately 4–7 years of experience in real estate private equity, investment banking, structured finance, debt funds, or institutional real estate investing, with a demonstrated track record underwriting and closing transactions
- Strong acquisition and/or debt execution experience in multiple asset classes and opportunistic strategies
- Advanced analytical and financial modeling expertise, including Argus Enterprise, complex Excel models, and waterfalls
- High proficiency in Microsoft Excel, PowerPoint, and Word
- Strong understanding and critical thinking as it relates to real estate capital structures and financing instruments
- Demonstrated experience managing relationships with investors, sellers, brokers, and lenders
- Ability to thrive in a fast-paced, transaction-driven environment
- Demonstrated leadership and project management capabilities
- Strong written and verbal communication skills
- High level of self-initiative, resourcefulness, and entrepreneurial mindset
- Bachelor’s degree in Finance, Real Estate, Economics, or related field
Compensation and Benefits
GreenBarn Investment Group offers a comprehensive compensation package where you’ll be rewarded based on your performance and recognized for the value you bring to the company. The base salary range for this job is $150,000 to $250,000, plus a discretionary performance-based bonus. Actual base salary is determined based on a variety of factors including but not limited to education, experience, knowledge, and skills. In addition, employees receive a competitive benefits package that includes healthcare coverage, a 401(k) plan, and paid time off.
