Commercial Maintenance Technician

Department: Maintenance / Facilities
Employment Type: Full-Time, non-exempt
Pay Range: $25.00-$30.00 hourly

Position Summary

The Commercial Maintenance Technician is responsible for performing routine maintenance, repairs, inspections, and preventative maintenance at commercial properties. This position helps ensure buildings, equipment, and common areas remain safe, functional, clean, and well maintained.

The ideal candidate is dependable, self-motivated, safety-conscious, and able to troubleshoot a variety of building maintenance issues while providing professional service to tenants, customers, vendors, and coworkers.

Essential Duties and Responsibilities

  • Perform general maintenance and repairs at commercial properties.
  • Complete preventative maintenance according to established schedules.
  • Diagnose and repair basic plumbing issues, including faucets, toilets, drains, fixtures, and minor leaks.
  • Perform basic electrical repairs, including replacing switches, outlets, light fixtures, bulbs, and ballasts, when qualified and permitted.
  • Troubleshoot basic HVAC issues and coordinate with licensed HVAC contractors when necessary.
  • Perform carpentry, drywall repair, painting, patching, and other general building repairs.
  • Repair and maintain doors, locks, hardware, ceilings, flooring, and other building components.
  • Inspect buildings and property grounds for maintenance needs and potential safety hazards.
  • Respond promptly to maintenance requests and work orders.
  • Assist with tenant move-ins, move-outs, and preparation of commercial spaces.
  • Perform minor exterior maintenance and repairs.
  • Maintain mechanical rooms, maintenance areas, tools, equipment, and supplies in a clean and organized condition.
  • Assist with snow and ice removal and other seasonal property maintenance as needed.
  • Coordinate with outside contractors and vendors when directed by management.
  • Document completed work, materials used, and outstanding maintenance concerns.
  • Follow OSHA requirements, company safety policies, and applicable building and safety regulations.
  • Participate in emergency or after-hours maintenance response when required.
  • Perform other duties as assigned.

Qualifications

  • Previous experience in commercial building maintenance, facilities maintenance, construction, property management, or a related field preferred.
  • General knowledge of plumbing, electrical, HVAC, carpentry, drywall, and painting.
  • Ability to troubleshoot maintenance problems and determine appropriate solutions.
  • Ability to safely operate hand tools, power tools, ladders, and maintenance equipment.
  • Strong organizational and time-management skills.
  • Ability to work independently and prioritize multiple work orders.
  • Professional communication and customer-service skills.
  • Dependable attendance and ability to respond to maintenance needs in a timely manner.
  • Valid driver’s license and acceptable driving record may be required.
  • HVAC, electrical, plumbing, OSHA, or other trade certifications are a plus.

Physical Requirements

  • Frequently stand, walk, bend, kneel, crouch, climb, reach, push, and pull.
  • Regularly lift and carry materials, tools, and equipment weighing up to 50 pounds.
  • Safely use ladders and work at elevated heights.
  • Work indoors and outdoors in varying weather conditions.
  • Work in mechanical rooms, confined areas, and other commercial building environments.
  • Perform physical maintenance duties for extended periods.

Work Environment

This position requires work in and around commercial buildings and properties. The employee may be exposed to varying temperatures, weather conditions, dust, noise, mechanical equipment, construction areas, and other conditions normally associated with commercial property maintenance.

Proper personal protective equipment (PPE) must be worn when required.

Pay: $25.00 - $30.00 per hour
