On-Site Superintendent

Position Summary

We are a Florida-based construction firm performing a high-end condo remodel in Sunny Isles Beach. We're hiring an on-site Superintendent / Project Manager to run day-to-day field operations—subcontractors, inspections, schedule control, quality, documentation, and jobsite standards—inside an occupied/active condominium environment.

What You'll Do

• Manage daily on-site construction activities from demo through closeout.
• Read and interpret architectural, MEP, and interior design plans/specs accurately.
• Build and maintain short-interval schedules, 2-week look-aheads, and daily priorities.
• Coordinate subcontractors to ensure work matches plans, sequencing, and quality expectations.
• Schedule and support municipal and condo inspections; track corrections to closure.
• Produce daily logs: progress notes, photos, manpower, deliveries, issues, and next steps.
• Enforce safety compliance, protection of existing finishes/common areas, and jobsite cleanliness.
• Manage deliveries, staging, and storage within unit limitations; prevent damage and loss.
• Coordinate condo association requirements: access, elevator reservations, work hours, rules, logistics.
• Drive punch list execution and closeout with high-end finish standards.

What You Won't Do

• Perform trade work (framing, tile, paint, electrical, plumbing) as a primary responsibility.
• "Babysit" subs without clear expectations—this role sets scope, sequence, and standards.
• Let schedule drift without a written look-ahead and documented recovery plan.
• Ignore condo rules or protection requirements—building relationships and compliance matter.

Required Qualifications

• Prior experience as a Superintendent and/or Project Manager on residential remodels.
• Strong plan-reading and coordination skills (architectural, MEP, interior design).
• Scheduling experience (look-aheads, sequencing, identifying constraints).
• Experience coordinating inspections (Miami-Dade familiarity preferred; ability to learn quickly required).
• Strong communication and leadership with subcontractors and stakeholders.
• Detail-oriented with high-end finish quality expectations.
• Able to work full days, 5 days/week on-site.
• Valid driver's license and reliable transportation.

• OSHA 10
• Luxury condo remodel experience and familiarity with condo building procedures

Success Looks Like (KPIs)

• 2-week look-ahead updated weekly; next-day plan set by end of day.
• Inspections scheduled proactively with minimal re-inspections due to preventable issues.
• Daily report submitted each workday with photos and clear next steps.
• Punch list maintained live and driven to zero with high-end finish standards.
• Zero avoidable damage incidents to common areas/unit; protection maintained throughout.

Pay: $2, $2,500.00 per week
