Summary
The Property Manager is responsible for day-to-day operations at the brand new, state of the art, Great American Self Storage of Fort Myers facility. The position will ensure the property is well maintained and create an exceptional customer service experience for renters. In this role, you will collaborate with new customers to assist with the customers’ self storage needs and rental process.

New Fort Myers Facility - Fort Myers, Florida
Responsibilities:
- Driving and managing gross revenues, by implementing marketing strategies to attract new customers and increase occupancy rates
- Making sales calls via telephone and in person visits
- Create exceptional customer service experience
- Build lasting and strong relationship with customers and the community, e.g. chamber of commerce
- Oversee the daily operations of the storage facility
- Manage staff in a professional manner
- Manage and maintain the storage units, ensuring they are clean, organized, and secure
- Handle customer inquiries and provide excellent customer service
- Assist customers with renting storage units and completing necessary paperwork
- Provide detailed information about the facility, pricing, unit sizes, access hours, and accessibility
- Promptly address and resolve customer concerns and complaints
- Keep up with routine maintenance tasks such as sweeping and light repairs
- Utilize property management software to track rentals, payments, and maintenance requests as well as processing monthly invoices. Create occupancy and rental income reports
- Maintain appearance and security of property premises and ensure units are in proper working order
- Conduct property inspections to ensure compliance with safety and security protocols
- Upsell additional storage services or products to customers
- Handle customer complaints or issues in a professional and timely manner
- Maintain accurate records of rental agreements, payments, and customer interactions
- Conduct collection calls on a regular basis and assist with the legal process of auctions
Requirements
- Previous experience in property management or a related field is preferred
- Knowledge of property leasing laws and regulations
- Strong customer relationship management skills
- Excellent communication and interpersonal skills
- Sales experience is a plus
- Proficient in Microsoft Office and data entry
- Ability to handle multiple tasks and prioritize effectively
- Attention to detail and strong organizational skills
- Ability to work independently as well as part of a team
- Must be reliable, responsible, and trustworthy
Qualifications
- Must have valid driver's licenses.
- Previous experience managing self-storage facilities preferred.
- 2 years of customer service experience required.
- High School Diploma required; associate degree preferred.

Physical Demands
Ability to lift files, open filing cabinets and bend or stand as necessary.
Ability to complete onsite inspections, which include walking, lifting overhead doors, squatting, and driving to and from the site. Must be able to push, pull, and lift 30lbs. Frequently required to stand, sit, kneel, crouch, crawl and bend.
