What are the responsibilities and job description for the Temporary Porter (Disability) position at GRC Management?
- The Concierge must maintain a consistent presence in the lobby, consisting of professional and courteous demeanor in words, actions and appearance at all time.
- The Concierge will be responsible for the cleanliness and organization of the lobby workstation, package room and front doors.
- The Concierge must check the lobby area at all times (doors, floors, windows, etc.) as well as the sidewalks in front of the entrance and keep it in a clean condition. If an area in the lobby is dirty and the Concierge is unable to clean it, he/she must call a porter to see that it is immediately attended to. This includes regularly wet mopping the lobby and wiping down the elevators.
- The concierge should always greet residents and visitors with “Good Morning”, “Good Afternoon” and “Good Evening,” etc. They should courteously answer questions a resident or guest might ask.
- The Concierge will answer lobby phones and take messages for Resident Manager.
- Any time a contractor enters the building it must be entered in Buildinglink with the contractor signing in on the signature pad.
- The Concierge will maintain the BuildingLink portals and record work request orders placed by residents.
- The Concierge will assist in fire safety program when required.
- In an emergency, the Resident Manager must be notified immediately.
- If it is necessary to reach the Resident Manager for any reason, it must be done by radio or by phone. The Concierge must not leave the front desk.
- Any conflicts or problems amongst the building employees should be brought to the attention of the Resident Manager. There must never be arguments or disputes in the common areas of the building, such as the front desk, lobby or hallways.
- All guests MUST be announced before they are permitted past the Concierge.
- There is no smoking, eating or reading while on duty.
- The Concierge MUST always be alert.
- The Concierge must not engage in gossip or discuss sensitive personal or building issues with the residents.
- The Concierge MUST keep the front door and lobby areas clear of housekeepers, babysitters, chauffeurs and loiterers. No contractors or their employees should be permitted to loiter in the lobby or entrance area.
- Contractors and visitors are NOT permitted to use the building phone under any circumstances.
- Concierge is NOT to make or receive any personal phone calls while on duty unless an emergency situation exists.
- The Concierge should report to the Resident Manager any maintenance defects (bulbs, litter, wet areas, etc.).
- Any elevator failure or malfunction must be reported immediately to the Resident Manager. The concierge is then to call the elevator service company. The phone number will be left with the other emergency numbers. If there is a passenger stuck in the elevator, be sure to advise the elevator company.
- In case of foul weather, the Concierge is to put down the carpet runners. If he needs assistance, he should call a porter or the Resident Manager. The runners must be removed immediately after the weather improves.
- Any employee found drinking or using controlled substances while on duty is subject to immediate termination.
- No unauthorized persons (i.e., vendors, contractors, appraisers, inspectors, engineers, etc.) are to enter the building without management’s knowledge and approval.
- All move-ins and move-outs must be approved by management. All illegal occupants are to be reported to the Resident Manager immediately.
- No information is to be volunteered to anyone other than management regarding the residents, the building and its operation.
- All Building Department inspectors must produce proper identification, and the inspection must be noted in the log book along with badge and department numbers. All inspector visits must be reported to the Resident Manager immediately. No inspector is to leave the lobby unescorted. The Resident Manager must accompany him throughout the building.
- Concierge should be in proper uniform at all times.
- Concierge MUST notify the Resident Manager if their uniform is incomplete or worn down.
- No employee is to have friends or visitors while on duty.
- It is absolutely forbidden to fraternize with residents, guests or their household members. This is grounds for immediate termination.
- Signs, posters, advertisements or menus are not to be placed in the building.
The above duties and responsibilities for building employees may be revised and subject to change at the discretion of management.
Physical Requirements:
Able to lift 50lbs, standing, walking, climbing stairs, operate required equipment such as mops, brooms, lawn equipment, buffing machines, electric powered tools, climbing ladders, operate elevators.
