Construction Project Manager - Residential Rehabs (Pueblo, CO)
We are seeking an experienced Construction Project Manager to oversee residential rehabilitation projects in Pueblo, CO. This role emphasizes maintaining a structured, scheduled, and professional work environment, ensuring projects are completed on time, within budget, and to high standards of quality and safety.
Key Responsibilities:
- Provide hands-on oversight of rehab projects, including demolition (handling 100 cubic yards of debris), roofing and gutter installations, stucco and siding repairs on 1,200 sq ft facades, plumbing upgrades (hydro jetting and water heater replacements), electrical rewiring (GFCIs and breakers), HVAC cleaning and certifications, LVP flooring installation, kitchen remodels (cabinets and counters), bathroom updates (tubs and tiles), and exterior work (fencing, weed barriers, pea gravel, and crushed asphalt driveways).
- Manage 4-5 laborers across 2-3 properties simultaneously, focusing on single-family homes built between with mid-century characteristics) and occasional small multifamily units.
- Address challenges in existing structures, such as water damage repairs, subfloor replacements, and mitigation of hazards like lead paint or asbestos.
- Enforce tight schedules, professional conduct, and safety protocols to minimize disruptions and ensure efficient progress.
- Report directly to the Head of Construction, providing timely updates on project status, budgets, and any variances.
This is a full-time contractor position requiring 40 hours per week on-site in Pueblo, CO (no remote work). Compensation is $4,250 monthly 1099.
Required Qualifications:
- Proven expertise in obtaining permits through the Pueblo Regional Building Department, including applications, plans, and inspections for roofing, electrical, and plumbing work.
- 1-3 professional references from prior construction management roles demonstrating effective team leadership.
- Proficiency in Google Suite for precise reporting: Use Sheets for budget tracking, draws, variances, and progress; Docs for scopes of work (SOWs), change orders, and justifications; Drive for secure sharing of photos, reports, and files.
- Experience with CompanyCam for real-time photo documentation, job site check-ins, and organized visual progress tracking.
- Demonstrated ability to manage and motivate 4-5 subordinates, ensuring tasks are completed safely and on schedule.
- Strong communication skills for updating on draws, contingencies, variances, and change orders.
- Prior hands-on experience as a construction laborer.

Preferred Qualifications:
- Experience with older home rehabs in Colorado, including energy-efficient window installations, insulation upgrades to R-49, accessibility modifications, and hazard identification in mid-20th-century builds.
- 5 years in construction management.
- Relevant education or certifications, such as a construction management degree, ICC Building Inspector certification, OSHA safety training, or lead-safe renovator certification.
