- Provides leadership and management to enhance employee knowledge, workflow, quality workmanship, and positive morale.
- Manages cost-effective use of maintenance personnel, equipment, and facilities.
- Trains and monitors shop foremen and lead personnel to ensure adherence to policies and sound decision-making.
- Expedites repairs, upgrades, and replacements of district facilities, collaborating with foremen for efficient methods.
- Plans and manages remodeling and construction projects within capital outlay budgets.
- Oversees project labor executed by private contractors or district maintenance personnel.
- Assigns maintenance and custodial work to staff and processes necessary paperwork for timely project completion.
- Administers work orders in the district’s Computerized Maintenance Management Systems (Sprocket).
- Coordinates with various departments, including architecture, engineering, facility rentals, and human resources.
- Attends meetings and discussions with Granite School District departments to address queries and resolve issues.
- Participates in employee relations, evaluations, and corrective discipline, following district policies and procedures.
- Assists in preparing and monitoring the annual budget, adjusting for changing priorities and emergencies.
- Reviews time and attendance reports for maintenance and custodial services to ensure accurate information.
- Responds to emergency calls at schools and district locations, arranging for necessary support.
- Remains updated on developments in maintenance service delivery through seminars, presentations, and employee suggestions.
- Other duties as assigned.
- May volunteer for participation in district-sponsored committees for program development, safety, construction planning, and contract negotiations.
- Proficiency in construction management with knowledge of various construction trades.
- Skilled in building maintenance management, including preventive maintenance procedures and implementation intervals for buildings and equipment, as well as surrounding grounds and greenspace.
- Familiarity with Granite School District custodial procedures and current custodial inspection program.
- Knowledge about Granite School District budgeting and purchasing policies, as well as Education Support Professionals (ESP) employee policies, including employee relations, evaluation, and corrective discipline procedures.
- Proficiency in numerous computer software programs, including Microsoft Office products such as Word, Excel, Project, Outlook, and others.
- Strong proficiency in computer applications, communication, and interpersonal relations.
- Requires a high school diploma or equivalent.
- An associate’s degree or higher in applied science in construction, landscape, or building maintenance management is preferred.
- Utah Contractor’s License is preferred but not required
- Requires one of the following:
- a minimum of two (2) years of successful experience as a Granite School District Maintenance Foreman or Assistant Foreman; or
- a minimum of four (4) years of documented experience in construction project management or maintenance supervision.
- Participates in decisions on new hires.
- Recommends resolutions for discipline and retention matters.
- Assists in resolving placement and pay issues.
- Recommends maintenance policies and procedures.
- Prioritizes maintenance and construction projects.
- Suggests changes to department structure and staffing.
- Evaluates and applies private sector practices when appropriate.
- Develops training and professional development programs.
- Resolves disputes and responds to inquiries.
- Direct supervision of eight middle managers and three secretaries.
- Indirectly oversees two hundred full-time employees, assuring their proper training and motivating a work environment.
- Supervises an additional seasonal and hourly employee.
- Approves purchase requests.
- Recommends maintenance budgets and assists in managing allocation.
- Work takes place in a typical office setting.
- The position may also require work at indoor and outdoor construction sites.
- Supervision or inspections might involve climbing ladders, using aerial lifts, and crawling under buildings.
- Supervision during scheduled or emergency projects may demand working in all kinds of weather and air quality.
- May experience mental stress when dealing with emergency building situations, tight deadlines, and the large organization that may need intense involvement from the incumbent at any time.
- While performing the duties of this job, the employee is regularly required to speak and/or hear.

Job Summary
The Maintenance/Custodial Services Manager works closely with the Maintenance and Custodial Services Director to effectively manage the use of maintenance and custodial personnel, equipment, and facilities in a cost-efficient manner. Responsibilities include overseeing and coordinating the work of several specialized maintenance departments, as well as planning and managing remodeling and construction projects carried out by either private contractors or Granite School District Maintenance personnel.
The incumbent also participates in employee relations, evaluations, and corrective discipline; resolves operational issues, assists with annual budget development, and monitors expenditures to ensure proper resource allocation. The incumbent also approves purchases and reviews time and attendance records to ensure adequate staffing.
