Job Purpose
The Facilities Maintenance Tech II will be responsible for maintaining company buildings and equipment in a well-maintained functional condition. Performs a variety of skilled and unskilled maintenance activities to maintain the condition and appearance of buildings and grounds in accordance with established standards. Under limited supervision, ensures that maintenance practices are in compliance with company requirements. This position will monitor outside contractors or vendors for various services.
Essential Functions
The job duties and responsibilities of the position of Facilities Maintenance Tech II include, but are not limited to:
- Monitors contractor performance. Works closely with outside vendors and
- contractors to ensure work is completed according to set specifications
- Assists with maintaining building security
- Performs intermediate-basic level electrical work and determines when a professional electrician is required
- Performs intermediate-basic level plumbing work and determines when a professional plumber is required
- Transports and delivers goods or equipment as assigned
- Responsible for alerting the Facility Manager of any unusual occurrence and/or damage that has taken place or that may occur
- Schedule and complete the “Preventative Maintenance Program”
- Performs immediate cleaning duties necessary to maintain clean facility
- Performs other maintenance duties as assigned by the Facilities Director
- Performs basic carpentry, painting and plastering
- Performs intermediate mechanical maintenance (e.g. Heating, Ventilating, Air Conditioning)
- Perform periodic checks of domestic water systems
- Perform all work in accordance with established safety procedures
- Assure safety standards are used which comply with all company, local, city, state and federal guidelines
- Ensure compliance of all work-related activities in a fair, ethical, and consistent manner
- Complete work order forms, input work logs into computer as completed
- Maintain a professional courteous manner with all residents, vendors, and fellow employees
- Maintain inventory controls for cost effective operations
- All other responsibilities as assigned
Competencies and Qualifications
- HVAC training certificate
- Electrical training certificate
- OSHA 30 training certificate
- Must have a valid NYS Drivers License
- Self-starter and team player
- Must be organized and provide deliverables in support of project plans
- Understand and follow oral and written instructions
- Ability to prioritize and manage multi-functional tasks
- General knowledge of safety
- Good mechanical skills and experience
- Ability to work effectively under pressure, and against strict time constraints
- Ability to use standard powered and non-powered tools
- Must be able to travel to various work-site locations on demand
- Must be comfortable and able to work on a ladder of up to 20 feet
- Must be able to work independently without direct supervision
