Graham Hart Home Builder has been building in Dallas–Fort Worth since 1995 — more than 1,000 homes, family-owned, semi-custom product in a production environment. We are scaling from roughly 100 homes a year toward 300.

As an Estimator at Graham Hart, you will create and manage the material takeoffs behind every home we build. We do our takeoffs in-house, so their accuracy directly determines whether purchasing buys the right material and whether production runs cleanly. You will also be in the field each month verifying that our contractors are installing that material correctly and building the details the way our plans specify — and coaching our construction managers and trade partners where they are not.

WHAT YOU WILL DO

•    Create and manage detailed parts and pieces takeoffs for every plan in our library — frame, cornice, decking, interior trim, and doors

•    Build and maintain takeoffs for each elevation, option, and structural variant, applying production builder option logic

•    Update takeoffs as plans are revised, options are added, or specifications change, so the library never drifts out of date

•    Quality-control takeoffs and assemblies before purchase orders are released

•    Root-cause takeoff variances and correct the underlying formulas, assemblies, and coding errors

•    Conduct monthly field visits to verify that contractors are installing material correctly and executing details in alignment with our plans and specifications

•    Identify coaching opportunities for construction managers and trade partners, deliver that coaching on-site, and follow up to confirm correction

•    Write and maintain estimating and installation standards that purchasing, construction, and our trade partners can work from

•    Support budgeting for new plans and new community start-ups

•    Coordinate with purchasing, construction, and suppliers on scope, quantity questions, and specification changes

•    Coordinate with in house Architect and make recommendations on building materials, details, options, etc.


WHAT YOU WILL NEED

•    Detail-oriented and self-checking — the quantities you publish are ordered without re-verification

•    Analytical, with the discipline to trace a variance back to its source rather than adjust the output

•    Organized, able to hold a full plan library current while running a field schedule

•    Able to work independently and set your own priorities

•    Direct communication style; willing to defend a number and to change it when the field proves you wrong


ABOUT YOU

•    2–5 years estimating or performing material takeoffs in homebuilding, either with a builder or a trade partner or supplier

•    Direct experience with structural framing and finish carpentry packages — frame, cornice, decking, trim, and doors

•    Able to read and interpret full residential plan sets, with strong working knowledge of light-frame wood construction

•    Proficiency with takeoff software (PlanSwift, On-Screen Takeoff, Bluebeam, or similar)

•    Strong math skills and advanced Excel

•    Field knowledge of framing and finish carpentry installation standards — able to look at work in progress and know whether the detail is right

•    Familiarity with the DFW market and its trade base preferred

•    Field carpentry, framing, or superintendent background strongly preferred given the coaching component

•    Four-year degree preferred; construction management or a related field


COMPENSATION

Base Salary plus performance bonus. Health, dental, and vision coverage; 401(k); paid time off.
