Position Summary:
The Superintendent is responsible for providing onsite coordination for all phases of hotel construction projects, including coordinating subcontractors, material and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget. Superintendent is responsible for scheduling, inspections, quality control, and job site safety.
Responsibilities of Superintendent:
- Responsible for providing onsite leadership and coordination for all phases of hotel construction projects.
- Work with the project team to understand the Owner’s expectations. Responsible for ensuring the quality of the project and that the onsite construction meets or exceeds the expectations of the Owner.
- Coordinate and work with subcontractors, ensuring specifications are being followed. Ensure the scheduling and sequencing of work coordinates with the needs of subcontractors to guarantee streamlined construction.
- Builds relationships with the Owner, design team, consultants, contractors, trade partners, vendors and other individuals involved in the preconstruction, construction and closing phases of the project.
- Work alongside the project team to define goals and ensure goals are met.
- Create project schedule and ensure it is communicated to all applicable parties. Ensure project schedule is met.
- Responsible for understanding the project budget and ensuring that onsite activities fall within the budget constraints. Additionally, responsible for ensuring that subcontractor billings are aligned with the work onsite.
- Understands that communication is the key to success. Responsible for communicating among all parties involved in the construction project.
Desired Qualifications of Superintendent:
- Ability and willingness to travel to job sites
- 5-10 years of experience in commercial construction
- OSHA certified
- Must be able to read and understand plans, specifications, and shop drawings
- Proven construction technical knowledge onsite with understanding of each facet of a job (i.e., concrete, masonry, metals, wood & plastics, moisture proofing, openings, finishes, specialties, equipment, furnishing, conveying systems, fire suppression, plumbing, HVAC, electrical, communication, security, earthwork, exteriors improvements, utilities, transportation, waterway & marine construction, wastewater, demolition, etc.)
- Experience within hotel construction or multi-unit dwellings preferred
- High School Diploma (or GED or High School Equivalence Certificate) required; Associate’s or Bachelor’s degree preferred
