What are the responsibilities and job description for the Head of Maintenance (Property Management) position at GPAC?
We are seeking a highly organized and customer-focused Head of Maintenance to oversee the maintenance operations across our portfolio. This role is ideal for a Maintenance Supervisor or an Office Manager from a trade-related office (HVAC, plumbing, electrical, etc.) who excels in customer service and communication. While mechanical knowledge is valuable, the ability to proactively, clearly, and quickly communicate with owners and tenants is the top priority.
Key Responsibilities :
Serve as the primary point of contact for all maintenance-related issues, ensuring clear, timely, and professional communication with property owners, tenants, and vendors.
Coordinate, schedule, and oversee routine maintenance, repairs, and capital improvement projects across all properties.
Work closely with property managers, vendors, and contractors to ensure maintenance work is completed efficiently and cost-effectively.
Develop and maintain strong relationships with third-party service providers to ensure high-quality and timely service.
Monitor work orders and maintenance requests, ensuring prompt response and resolution.
Oversee preventative maintenance schedules and ensure compliance with all safety regulations and building codes.
Manage maintenance budgets, vendor contracts, and negotiate pricing for services and supplies.
Maintain accurate records of work orders, inspections, repairs, and service contracts.
Implement and refine maintenance procedures to improve efficiency and tenant satisfaction.
Qualifications :
Proven experience in maintenance supervision, office management in a trade-related business, property management, or a similar role.
Exceptional customer service skills with the ability to communicate effectively with tenants, property owners, and vendors.
Strong organizational skills and ability to manage multiple tasks and priorities.
Basic understanding of mechanical systems (HVAC, plumbing, electrical) preferred but not required.
Experience working with property management software (such as Yardi, AppFolio, or Buildium) is a plus.
Ability to problem-solve, make quick decisions, and handle emergencies with a calm and professional demeanor.
Valid driver’s license and reliable transportation.
