Title: Property Manager
Reports to: Director of Residential Services
Essential Function:
Gozzer Property Management provides inclusive, holistic property management services exclusively for Gozzer Ranch Members. Each one of our property managers possesses an intuitive knowledge of home systems and exceptional attention to detail in all aspects of home care. Our comprehensive suite of services is designed to provide ease of ownership while Members are away and exceptional experiences while Members are in residence. They understand members needs and provides them with personalized solutions.
They provide a safe, inclusive community and supporting culture of well-being where families are free to enjoy the simple pleasures of life while living seasonally in harmony with nature, sharing in traditions and exploring their interests.
Responsibilities:
Key Area #1: Concierge
Facilitate services for homeowners upon request or recommendation
Home preparation & departure planning
Services include:
- Maid/housekeeping
- Landscape
- Hot tub/pool
- Grocery purchases
- Dry-cleaning/Laundry
- Designer install
- Mail handling
- Interior decorating
- Ground transportation
- Packing/Moving
- Notary services
- Construction services
- Home exterior/Interior repairs
- Winterization monitoring
- Vehicle service and detailing
- Special occasion assistance
Key Area #2: Maintenance
· Providing solid product knowledge
· Thorough knowledge of the In-Home Maintenance Inspection Program, Maintenance Service Spring/Fall Recommendations and Arrival/Departure procedures
· Troubleshooting and conducting light maintenance and handyman tasks to ensure consistent preventative maintenance of interior residence and exterior facilities
· Source and schedule home services with preferred vendors
· Review and coordinate with the homeowners on tasks requiring support by outsider vendors or service providers
· Perform regular inspections of the home’s interior/exterior to ensure all systems, facilities, and appliances are in good working condition
· Ensure family vehicles are maintained and serviced, cleaned, and fueled with insurance and registration up to date
· Conduct pre-arrival housekeeping and maintenance inspection
· Cottages have a landscape agreement through HOA, which we will need to assist in overseeing
Key Area #3: Service
· Ensure each member and guest receives outstanding guest service in a friendly environment, which includes greeting and acknowledging each home owner and guest
· Communicating and providing knowledgeable feedback to the home owners in a timely manner
· Empower to guarantee total home owner satisfaction
· Display hospitality and professionalism to all members at all times
· As required, collect receipts from vendors, verify against work performed, and then present to the family for their review and approval
· Ability to work closely with family members and service providers to promote a productive congenial environment. Should possess a hands-on, "no job too big or too small" attitude
· Act as single point of contact for homeowners
· Facilitate communications between the operations team and the housekeeping and maintenance teams
· Deliver mail and packages to homes in your portfolio
· Stage homes for arrival including stocking home with groceries and amenity presentation with welcome card
Key Area #4: Rentals
· Oversee member and marketing rentals from start to finish
· Work closely with the Office Manger to prepare and execute rental agreements for members and prospective members
· Greet members and prospective members upon arrival at rental units
· Prepare rental homes for marketing prospects and member rentals
· Place and remove arrival groceries, beverages, amenities and swag
· Review the occupancy calendar to keep up to date with current and future rentals
· Inspect units for proper cleanliness
· Coordinate and participate in housekeeping services when needed
· Keep the housekeeping schedule up to date with the occupancy calendar
