A rapidly growing boutique real estate tax grievance and consulting firm focused on helping property owners reduce their property tax burden through assessment review, appeals, and ongoing advisory services. The firm operates on a fee-based model, serving a regional client base of residential and commercial property owners and working closely with attorneys, consultants, and local assessors.

Position Summary

The Real Estate Assessor / Property Tax Appraiser will be responsible for analyzing property assessments, developing opinion-of-value estimates, and supporting formal tax grievance and appeal filings. This role combines fieldwork, valuation analytics, and client interaction in a small, collaborative team environment. The ideal candidate has strong real estate valuation skills, comfort with local assessment rules, and the ability to explain complex valuation issues clearly to clients and tax authorities.

Key Responsibilities

  • Review municipal assessment rolls, tax bills, and property records to identify potential over-assessments and appeal opportunities.
  • Perform property valuation analyses using comparable sales, income capitalization, and cost approaches for residential and commercial properties.
  • Conduct property inspections (as needed) to verify physical characteristics, condition, and any factors affecting value.
  • Prepare detailed valuation reports, supporting exhibits, and documentation for tax grievance filings, administrative hearings, and, when necessary, court proceedings.
  • Assist in drafting and organizing tax appeal packages, including forms, evidence, and written arguments in coordination with attorneys or senior consultants.
  • Maintain and update internal databases of comparable sales, rental data, market trends, and historical assessment decisions.
  • Communicate directly with clients to gather property information, explain valuation conclusions, and set expectations about the appeal process, timelines, and likely outcomes.
  • Interact with local assessors’ offices, boards of assessment review, and related agencies to obtain records, clarify assessment data, and support negotiations.
  • Track case status, deadlines, and outcomes to ensure timely filings and accurate internal reporting.
  • Stay current on regional property tax laws, assessment methodologies, and market conditions impacting valuations.

Qualifications

  • Bachelor’s degree in Real Estate, Finance, Economics, Accounting, Urban Planning, or a related field; equivalent experience considered.
  • 2–5 years of experience in real estate appraisal, property assessment, or closely related valuation/analytical work (residential and/or commercial).
  • State appraisal license or certification (preferred), or direct experience within an assessor’s office or tax grievance firm.
  • Strong understanding of property valuation methods (sales comparison, income, and cost approaches) and how they apply to tax assessment challenges.
  • Familiarity with local property tax systems, assessment cycles, and appeal procedures in the target region.
  • Proficiency with MLS or similar listing systems, public property databases, and valuation tools (e.g., Excel, appraisal software).
  • Excellent analytical, quantitative, and written communication skills; able to construct clear, defensible valuation narratives.
  • High attention to detail, strong organizational skills, and ability to manage multiple cases and deadlines concurrently.
  • Comfortable working in a small-firm environment with a hands-on, client-focused, entrepreneurial culture.
