Gomes Group is seeking a driven Leasing Specialist to lead leasing performance across our growing residential portfolio in Newark, NJ. Our Leasing Specialists own the full leasing cycle — from first inquiry through signed lease and move-in — combining sharp market knowledge with a high level of accountability and follow-through. As a visible, trusted point of contact for prospects and residents alike, you will uphold our standards of service at every touchpoint, contribute to process improvements, and help build a high-performing, results-driven leasing team. We are looking for someone who leads by example, takes ownership without being asked, and treats every vacancy as a problem to be closed.

What You Will Do
Sales & Showings: Conduct daily in-person tours and virtual showings across the portfolio, persuasively showcasing apartment features, building amenities, and the resident experience to prospective renters and brokers.
Customer Insights: Identify and understand prospect preferences through active listening and effective communication at every stage of the customer journey to maximize conversion.
Closing: Maintain timely, engaging follow-up with all active leads to keep prospects connected through their decision and drive them to submit a completed application.
Lead Management: Ensure inquiries from every channel — phone, email, web, walk-in — are consistently captured, worked, and converted into signed leases through effective sales and closing techniques.
Pricing & Market Strategy: Monitor the competitive landscape — pricing trends, concessions, and broker feedback — to inform pricing and concession recommendations, adjust quickly to market shifts, and protect leasing momentum and revenue.
Lease Applications & Approvals: Manage new lease signings end to end, including application intake, screening and credit evaluation, and documentation completeness and accuracy. Ensure compliance with all applicable New Jersey landlord-tenant law, fair housing requirements, and Newark rent control regulations where they apply.
Lease Administration: Accurately enter and maintain prospect, applicant, and resident information in Yardi Voyager 7S, CRMIQ, and any other platform in use, keeping records clean and audit-ready.
Lease Renewals: Price, generate, and send renewal offers, and actively engage residents ahead of expiration to maximize retention and manage exposure.
Reporting & Analysis: Provide daily reporting on key performance indicators — traffic, lead sources, appointments, applications, and signed leases — and complete leasing and building metric reports as required.
Business Relationships: Build and maintain relationships with prospective and current residents through consistent, professional follow-up.
Marketing & Business Development
Business Development: Develop and maintain strong relationships with real estate brokers and other referral sources that drive qualified traffic to the leasing office.
Marketing Strategy: Manage listing quality and the accuracy of apartment availability across digital listing channels and content providers, and help evaluate the effectiveness of advertising spend.
Qualifications
- Proficiency with Microsoft Excel; required experience with Yardi Voyager and CRM platforms strongly preferred
- Proven track record of meeting or exceeding leasing and revenue targets
- Ability to prospect, qualify leads, and identify customer needs
- A strong negotiator and exceptional closer
- Deep, working knowledge of the Newark and Greater Newark / Essex County rental market
- Excellent written and verbal communication skills
- Ability to manage multiple priorities and properties concurrently with strong organization and follow-through
- Ability to positively influence teammates and lead by example
- Hours: Full-Time with flexibility to change schedule (must be able to work during the weekends)

- Compensation: $50,000–$65,000 base salary, plus commission up to $400 per move-in. Commission is calculated monthly based on total move-in volume, with the applicable tier rate applied to all qualifying move-ins for that month.
