GoldSoil is seeking a highly experienced, detail-oriented, and leadership-driven Land Transaction Manager to oversee the end-to-end process of closing land acquisitions and dispositions. PERFORMANCE OBJECTIVES
- Manage a high volume of land transactions per month (50 ), from contract to closing, ensuring accuracy, compliance, and timely execution.
- Oversee title curative work, collaborating with title companies and attorneys to resolve encumbrances and ensure clear title.
- Coordinate wire transfers, fund disbursements, and settlement statement reviews with precision and accountability.
- Lead and train a growing team, including at least one transaction assistant, with an emphasis on documentation and delegation.
- Serve as liaison between acquisitions, dispositions, title, and legal teams to ensure alignment and seamless handoffs.
- Standardize processes by developing and refining SOPs, training materials, and workflows to improve closing speed and accuracy.
- Proactively communicate with sellers, buyers, and stakeholders, providing status updates, setting expectations, and resolving issues.
- Own and report KPIs like average days-to-close, monthly closings, and gross profit contribution to leadership on a weekly basis.
KEY COMPETENCIES
- Deep knowledge of title review, escrow operations, wire processes, and closing documentation.
- Ability to manage multiple transactions and deadlines with precision and minimal oversight.
- Comfortable training others, assigning tasks, and building efficient systems around yourself.
- Familiarity with land transactions, real estate documents, curative strategies, and regulatory timelines.
- Confident communicator who can calmly guide clients through complex or delayed closings.
- Thrives in dynamic environments, identifies bottlenecks, and drives toward solutions.
- Experience developing SOPs and scalable systems to support team and company growth.
- Comfortable working in a KPI-driven culture where your performance directly impacts company success.
EDUCATION AND EXPERIENCE
- Minimum 8 years of experience working at a title company, law firm, or real estate transactions department, with direct involvement in title review, escrow coordination, and closings.
- Experience with CRM systems, Google Workspace, Simplifile, and virtual collaboration tools (Zoom, Google Meet, etc.) required.
- Experience working with investors on wholesale and flip transactions is a huge plus.
- Experience qualifying and working with investor-friendly title companies and attorneys is preferred.
- Experience working with Title Companies, Attorneys, Lenders, Surveyors, Notary and other licensed Real Estate professionals
COMPENSATION & BENEFITS
- Salary: $60-66k gross profit commissions
