What are the responsibilities and job description for the Director of Preconstruction position at Goldenrod Companies?
Director of Preconstruction
Goldenrod Mechanical Services (GMS), part of the Goldenrod Companies family
Tampa, FL (On-site)
About GMS
Goldenrod Mechanical Services is a self-performing mechanical, plumbing, and BAS contractor headquartered in Tampa, Florida. We’re building a platform from the ground up to serve data centers, healthcare, industrial, higher education, multifamily, hospitality, and commercial projects across the Southeast and beyond. Plans include additional locations, in-house prefabrication, and service and maintenance business lines.
The Role
We’re looking for a Director of Preconstruction to own how GMS wins work and how that work is set up to succeed. This is a hands-on role: you’ll personally estimate and lead pursuits alongside our President, establish our estimating standards and cost database, and build the preconstruction team from the ground up as we scale toward a $300MM/year operation. Relocation is available for the right candidate.
What You’ll Do
- Build and manage the bid pipeline and run a disciplined go/no-go process
- Own the accuracy of every estimate, from conceptual budgets to hard bids and GMPs
- Build the labor productivity, unit-rate, and cost database for mechanical, plumbing, and BAS work
- Lead design-assist, value engineering, and constructability efforts with owners, GCs, and design teams
- Work with VDC and fabrication to build prefab opportunities into our pricing
- Identify scope gaps and project risks before bid and contract execution
- Lead a structured estimate-to-operations turnover so every job starts with a clear plan
- Partner with operations and finance to compare bid assumptions against actual job performance
- Select and implement estimating and takeoff software
- Recruit, develop, and lead the preconstruction team
What You Bring
- Preconstruction or estimating leadership experience (Director of Precon, Chief Estimator, Senior Estimator, or similar) with a self-performing mechanical and/or plumbing contractor
- Deep knowledge of mechanical and plumbing systems, labor units, and self-perform cost structures
- A track record of pricing and winning large commercial and industrial projects
- Experience with hard-bid, negotiated, GMP, design-assist, and design-build delivery
- Proficiency with estimating software Autobid(Trimble), FastEST and advanced Excel
- Data center, healthcare, or mission-critical experience is a plus
- Degree in mechanical engineering, construction management, or related field preferred; equivalent experience considered
Who Thrives Here
You’re a builder who’s energized by a blank page. You’re hands-on, operationally credible, and direct, and you’d rather walk away from a bad pursuit than win a job that fades. You measure success by margin at completion, not just hit rate.
