Job Title: Maintenance Superintendent (Live-In)

Apartments Maintained: 80 Units

We’re looking for a Maintenance Superintendent to oversee maintenance operations for our beautiful community in Moorestown, NJ.

This role includes a LIVE ON SITE (2BR) opportunity, with an apartment home and utilities paid in addition to the yearly salary.

What You’ll Do:

• Lead Maintenance Operations: Oversee the upkeep and smooth functioning of all community facilities with a hands-on, can-do approach.
• Stay Organized and Proactive: Develop and maintain maintenance schedules that keep the property running efficiently and prevent issues before they start.
• Pay Attention to the Details: Notice the small things that make a big difference to residents and the overall look and feel of the property.
• Use Good Judgment: Apply common sense and practical problem-solving to make quick, effective maintenance decisions.
• Manage Unit Turnovers: Oversee make-ready apartment preparation with minimal direction, ensuring everything is in top shape.
• Stay Inquisitive: Look for ways to improve systems, find better solutions, and understand how things work—not just how to fix them.
• Ensure Safety & Compliance: Keep all maintenance activities up to code and safety standards.
• Collaborate Across Teams: Work closely with leasing and office staff to coordinate showings, move-ins, and move-outs smoothly.
• Hands-On Role: This is a working superintendent position—someone who leads by example and takes pride in caring for the property.

Qualifications:

• Minimum 5 years of experience in maintenance management, including leadership of a small team—preferably in a multi-family setting.
• Knowledge of building systems, preventive maintenance, and compliance standards.
• Reliable transportation.
• Ability to lift equipment, climb ladders, and perform physical maintenance work.
