Summary:

The Substitute Caretaker provides temporary, on-site support to the Hobart Bay Caretaker and Lands Manager, assuming responsibility for the maintenance, operation, and safety of the Hobart Bay. This position ensures continuity of property management, and infrastructure upkeep. The Substitute Caretaker operates independently while maintaining the safety, functionality, and environmental stewardship of the property.

This role is intended for infrequent, as‑needed support, which may include coverage for approximately 20-30 days during peak periods such as March and/or April, as well as occasional short‑notice assignments throughout the year.

Responsibilities

Essential Job Functions:

• Assume day-to-day responsibility for property operations in the absence of the primary caretaker
• Perform inspections, maintenance, and repairs of buildings, docks, roads, utilities, and equipment
• Conduct safety and property inspections to identify hazards, maintenance needs, or environmental concerns, and take appropriate corrective actions
• Operate and maintain tools, mechanical systems, and watercraft, including generators, chainsaws, engines, and boat motors
• Convey accurate records of maintenance activities, inspections, equipment usage, and incidents to Lands Manager
• Support environmentally responsible practices such as waste management, resource conservation, and habitat protection
• Communicate operational issues, maintenance needs, or safety concerns to the Lands Manager
• Perform other duties as required to ensure smooth operation of the property
  
  

Qualifications

Necessary Skills and Knowledge:

• Strong knowledge of property maintenance, infrastructure repair, and facility upkeep
• Ability to operate boats, tools, and mechanical equipment commonly used in remote property management
• Mechanical aptitude for small engines, generators, and other power equipment
• Ability to work independently and make sound decisions in a remote environment
• Strong situational awareness, commitment to safety, and attention to detail
• Good communication and interpersonal skills for interaction with Lands Manager
• Physical fitness and ability to perform outdoor work in all weather conditions
  
  

Minimum Qualifications:

• High school diploma or equivalent
• Minimum 1-3 years of related experience
• Experience operating boats, tools, or mechanical equipment
  
  

Preferred Qualifications:

• Experience in remote camp, lodge, or logging property operations.
• Knowledge of carpentry, plumbing, electrical, or general construction repair.
• Valid driver’s license preferred but not required.
• Previous experience with Alaska Native Corporations (ANCs) or exposure to Alaska Native cultures.
  
  

Pay And Benefits

The compensation range for this position is $24.93-$29.98 hourly based on experience.
