Role Description The Director of Maintenance is a full-time role based in Andover, MA, responsible for overseeing all maintenance operations across a portfolio of condo associations and rental properties. This role leads and schedules maintenance staff and vendors, prioritizes work orders, and ensures timely completion of repairs, preventative maintenance, and unit turns. The Director of Maintenance conducts property inspections, identifies maintenance needs, and develops plans to maintain building systems, common areas, and grounds. The role includes managing maintenance budgets, overseeing inventory and procurement of supplies, and ensuring compliance with safety standards, building codes, and company policies. The Director of Maintenance collaborates closely with property managers and ownership to support resident satisfaction, respond to emergencies, and implement long-term facility improvement strategies.
Qualifications
- Strong supervisory skills, including leading maintenance teams, scheduling work, and providing coaching and performance feedback.
- Hands-on maintenance and repair experience, including basic plumbing, electrical, HVAC troubleshooting, and routine building upkeep.
- Proficiency in carpentry, including repairs, installations, and finish work relevant to residential and/or commercial properties.
- Experience in facility management (FM) and maintenance management, including preventive maintenance planning, vendor coordination, and budget oversight.
- Knowledge of safety regulations, building codes, and best practices for property maintenance and workplace safety.
- Strong organizational and time-management skills, with the ability to prioritize multiple service requests and projects.
- Effective written and verbal communication skills for interacting with residents, team members, vendors, and ownership.
- Proficiency with basic computer applications and maintenance management or work-order systems.
- Valid driver’s license and ability to respond to on-site emergencies as needed.
- Several years of progressive maintenance or facilities leadership experience; relevant certifications or trade licenses are a plus.
