PROJECT MANAGER / ESTIMATOR – COMMERCIAL CONSTRUCTION

The company is seeking a motivated Project Manager / Estimator to support both pre-construction estimating and project execution.
Position Summary
We are seeking a Commercial Roofing Estimator / Project Manager with experience in flat and membrane roofing systems, including:
The ideal candidate will have hands-on experience estimating commercial flat and membrane roofing projects, including tear-off, material takeoffs, labor costs, and project pricing using computer-based estimating software.
The Project Manager / Estimator will prepare accurate, competitive estimates while managing awarded projects from contract through completion. This role is ideal for a construction professional who enjoys being involved in the full project lifecycle, from bidding through project closeout.
Applicants must have a valid driver's license and be willing to travel to job sites, pre-bid meetings, and project locations daily.
Key Responsibilities
Estimating & Pre-Construction
- Review architectural drawings, specifications, and addenda.
- Perform detailed material takeoffs and quantity counts.
- Estimate commercial flat and membrane roofing projects, including tear-off and replacement.
- Solicit and evaluate subcontractor and vendor pricing.
- Prepare accurate labor, material, and subcontractor cost estimates.
- Assemble and submit complete bid packages under tight deadlines.
- Attend pre-bid meetings, site visits, and project walkthroughs.
Project Management & Execution
- Manage awarded projects from contract award through completion.
- Develop project schedules, work plans, and logistics strategies.
- Coordinate labor, materials, equipment, and subcontractors.
- Monitor project progress, budgets, and schedule performance.
- Manage change orders, scope adjustments, and cost tracking.
Client & Stakeholder Coordination
- Serve as a primary point of contact for owners, general contractors, and subcontractors.
- Conduct project meetings and provide regular status updates.
- Resolve project issues efficiently while maintaining positive client relationships.
Field Oversight & Quality Control
- Coordinate with field supervisors and subcontractors to ensure quality workmanship.
- Ensure compliance with plans, specifications, safety standards, and company policies.
- Conduct site visits to monitor progress and address project issues.
Project Closeout & Handoff
- Transition awarded bids smoothly into production.
- Oversee punch lists, inspections, and final documentation.
- Support successful project closeout and client satisfaction.
Skills & Qualifications
Required:
- Minimum 2 years of commercial construction experience.
- Minimum 2 years of experience with tear-off and construction estimating using computer-based estimating software.
- Experience estimating commercial flat and membrane roofing projects (EPDM, TPO, and/or PVC).
- Ability to read and interpret architectural and engineering drawings.
- Knowledge of construction methods, materials, and safety regulations.
- Strong organizational, analytical, and time-management skills.
- Excellent verbal and written communication skills.
- Valid driver's license and reliable transportation.
- Willingness to travel to job sites and pre-bid meetings.
Preferred:
- Experience in commercial construction project management.
- Procore Estimating and/or Procore Project Management experience.
- Proficiency with Google Workspace (Drive, Sheets, and Docs).
- Experience with additional construction trades, including shingles, standing seam roofing, siding, flooring, drywall, and painting.
- Strong customer service and problem-solving abilities.
Schedule
- Full-time, approximately 40 hours per week.
- Monday–Friday.
