About Us Global Construction specializes in commercial renovation, ground-up construction, and adaptive reuse. Our diverse portfolio spans senior living, multifamily, hospitality, occupied renovations, retail, and manufacturing. As a division of the Kapella Group, our culture is built on three operational pillars: we move fast, we communicate clearly, and we lead with integrity.
The Role We are seeking a high-performing Senior-Level Project Manager capable of owning the entire project lifecycle. You will lead high-stakes $3M–$15M renovation, tenant improvement (TI), and adaptive reuse projects. This is not just a title; we need a seasoned construction leader who can navigate complex builds, manage occupied environments, and drive profitability while overseeing field teams.
Key Responsibilities
- Project Leadership: Direct $3M–$15M commercial renovation, TI, and adaptive reuse projects from inception to closeout.
- Financial Management: Oversee project budgets, allowances, contingencies, and pay applications to ensure strict financial control.
- Scheduling & Execution: Create and meticulously manage project schedules using MS Project.
- Procurement & Negotiation: Run the buyout process, negotiate subcontracts effectively, and definitively close scope gaps.
- Document Control: Proactively manage RFIs, submittals, ASIs, and Change Orders (COs).
- Site Oversight: Direct field execution in partnership with Superintendents and Assistant Project Managers (APMs), ensuring rigorous professional standards are maintained, particularly in occupied environments.
- Communication: Lead weekly OAC (Owner-Architect-Contractor) and internal team meetings to maintain alignment.
- Technology: Utilize Buildertrend (or similar construction management software) to maintain accurate and visible project data.
Requirements
- Experience: 5-7 years of proven Project Management experience working for a Commercial General Contractor. Not just an Owners Representative
- Sector Expertise: Track record of success in senior living, multifamily, hospitality, or healthcare construction.
- Core Competencies: True senior-level capability in risk mitigation, bid submittals, schedule creation, robust subcontractor management, and financial forecasting.
- Working Style: Tech-friendly, highly detail-oriented, and driven by accountability. Excellent communication skills are mandatory.
