Glo Resources is currently looking to hire an experienced Project Manager with Commercial renovation experience to work locally within the New Orleans area.
The rate of pay for this position depends on experience between $90k-$120k annually, potentially higher for the right person.
The schedule is Monday-Friday with potential overtime depending upon project needs.

Summary: The Project Manager is responsible for the overall project direction, completion, and financial outcome. The Project Manager is responsible for directing and mentoring on-site staff and the project team. The position requires business management acumen and must demonstrate strong leadership, organizational, and time management skills, as well as strong communication and client service skills.
Required Skills, Experience, and Education:
- Bachelor’s degree in Construction Management, Engineering, or Architecture.
- Minimum of 5 years’ experience working as a Project Manager within the construction renovation and internal buildout industries.
- Previously worked with projects ranging up to $10m.
- Ability to read, understand, and interpret contract documents, drawings, specifications, scopes of work, and project schedules.
- Heavy experience negotiating and managing the development and execution of the client’s prime contract as well as subcontractor and vendor commitments.
- ProCore and Microsoft Office Software experience is required.
- P6 and Plan Swift software experience is preferred but not required.

- Thorough knowledge of project budget, job costs, and protection of fee.
- Responsible for Quality Control, Conformance and Risk Aversion.
- Responsible for Team management, delegation of work, communication, and coordination. Thorough understanding of “lanes of responsibility” and hold Team accountable for expectations, assignments, and productivity.
- Develops, monitors, tracks, and negotiates project costs to ensure projects are successful and profitable.
- Read and understand all requirements, terms & conditions of the Prime Contract and Contract Documents (Compliance, Dates & Times, Forms, Notification Requirements, Delay Process, Alternates, Addenda, etc.)
- Work with VPM and VPO to Set up project in ProCore-Oversee implementation of Project Start-Up (coordinate with Super, PE, and Admin: utilities, logistics / lay down / access, temp facilities & services, identify equipment needs.
- Responsible for the development of Contract Schedule requirements (layout, phasing, milestones, predecessors, potential drags, etc.)
- Oversee and Manage Subcontractor 3-Week Look Ahead Schedules
- Facilitate lean and “Pull” planning schedule methodology.
- Responsible for timely Scope Analysis, Scope Development, and Purchase Order issuance. Identifying and addressing “grey areas” in scope coverage and coordination with all trades.
- Establish Commitment Log (placeholders as it relates to Budget)
- Identify notifications, timing, and reporting requirements, including mark-up percentages, general conditions daily rate, and reservation of rights.
- Identify requirements for set-up of Schedule of Values
- Manage Project Closeout phase including, record documents, operation and maintenance manuals, warranties, etc.
- Oversee Closeout inspections, certifications, completion certificates, waivers, and affidavits as necessary to secure final payment.
- Knowledgeable with sub-qualification process including registration with SOS, correct entity name, licensed, insured, DBE, special pay terms, etc.
- Knowledgeable and engaged in DBE and Compliance requirements as it applies to each project.
- Review RFI’s and submittals from subcontractors/suppliers; coordinate with/forward to Project Engineer for processing.
- Set up and maintain accurate accounting of job cost vs. estimate. (Review and discuss actual self-perform cost versus estimate with superintendent)
- Provide accurate monthly projection & forecasting of cost, protect profit, and enhance fee.
- Compose pricing for and submission of PCO’s (Potential Change Orders)
- Communicate any QC problems noted by the Architect to the Project Superintendent for action.
Conduct regularly scheduled coordination meetings with the owner, architect, and consultants.
- Collaborate with Superintendent in preparation for the meeting.
- Provide update of project schedule.
- Communicate issues requiring immediate action.
Meet regularly with project staff.
- Provide updates of schedule, the status of changes, any other project-related issues.
- Support Project Engineer to ensure all up-to-date information is included in the record documents.
- Coordinate with PE to distribute supplemental instructions to subs.
- Oversee Project Admin responsibilities regarding insurance, certified payroll, status
