Duties
- Perform routine inspections and preventative maintenance on building systems, machinery, and equipment to prevent breakdowns and extend lifespan.
- Conduct repairs using welding techniques, electrical experience, and mechanical knowledge to resolve issues promptly.
- Read and interpret schematics, technical manuals, and facility diagrams to diagnose problems accurately.
- Operate tools such as ohmmeters and other testing devices to troubleshoot electrical circuits and components.
- Manage facilities maintenance tasks including plumbing, HVAC servicing, painting (including residential painting), and general repairs.
- Utilize Computerized Maintenance Management Systems (CMMS) to document work orders, track maintenance history, and schedule future tasks.
- Supervise or assist in supervising other maintenance staff or contractors when needed, ensuring safety protocols are followed.
- Provide excellent customer service by responding swiftly to maintenance requests from residents or internal teams.
- Lead small projects or oversee contractors for specialized work like welding or electrical upgrades while ensuring quality standards are met.
Requirements
- Proven experience in facilities maintenance within residential or manufacturing environments.
- Strong mechanical knowledge with the ability to read schematics and technical diagrams accurately.
- Electrical experience including troubleshooting with tools like ohmmeters and understanding of electrical systems.
- Skilled in welding techniques with the ability to perform repairs safely and efficiently.
- Familiarity with Programmable Logic Controllers (PLCs) used in manufacturing automation systems.
- Knowledge of CMMS software for work order management and maintenance tracking.
- Ability to interpret schematics, blueprints, and technical manuals effectively.
- Excellent communication skills in English for clear documentation and team collaboration.
- Supervising or leadership experience is a plus for coordinating team efforts on larger projects.
- Physical ability to perform manual tasks such as lifting heavy objects, climbing ladders, or working in confined spaces.
