Job Summary
We are seeking a detail-oriented, customer-focused Commercial Property Inspector to perform Property Condition Assessments (PCAs) and related inspections for a variety of commercial assets (office, retail, industrial, multifamily, hospitality, special-use). The ideal candidate understands building systems and can translate technical findings into clear, professional reports for clients.
Key responsibilities:
· Perform on-site PCAs in accordance with ASTM E2018 and company standards
· Inspect and evaluate major building systems: site/civil, structure, building envelope/roofing, interiors, HVAC, electrical, plumbing, fire/life safety, vertical transportation, and accessibility
· Document conditions with photos, notes, and measurements; identify deficiencies and deferred maintenance
· Develop opinion of probable costs (OPC) for immediate and short-term repairs/replacements
· Prepare clear, concise, and well-structured written reports with executive summaries and recommendations
· Coordinate site access, scheduling, and client communications; deliver exceptional customer service
· Collaborate with SMEs (e.g., MEP, roofing, elevator consultants) as needed
· Meet deadlines, maintain accurate records, and follow QA/QC procedures
· Adhere to safety practices and company policies while on site and traveling
Required qualifications:
· 2 years of experience in commercial property inspections, facilities management, construction, engineering, or related field
· Solid knowledge of commercial building systems and components
· Proven experience writing technical reports for non-technical audiences
· Strong computer skills: report-writing software, Microsoft 365/Google Workspace, photo management
· Excellent customer service, communication, and presentation skills
· Exceptional attention to detail; highly organized and punctual
· Valid driver’s license, reliable transportation, and ability to travel to job sites
· Ability to work on roofs and in mechanical spaces; lift 30–50 lbs; climb ladders; stand/walk for extended periods
Preferred qualifications:
· Familiarity with ASTM E2018 PCA methodology and cost estimating
· Relevant certifications (e.g., CCPIA, ICC, RCI/IIBEC, CEM, LEED, OSHA 10/30)
· Experience with infrared thermography, moisture meters, drones (Part 107), or accessibility assessments
Associate’s or Bachelor’s degree in construction, engineering, architecture, or related discipline
