Position Description:
We are seeking a proactive, hands-on Senior Property Manager to support the daily operations of a multi-family portfolio. This is a high-impact role for someone who takes pride in being involved across all aspects of the business, from on-site execution to participating in decisions that impact property performance.
This position is intentionally structured as a property management/asset management hybrid. In addition to overseeing day-to-day operations, this role is expected to engage with financial performance, leasing strategy, and project execution to help drive overall asset results. The ideal candidate is resourceful, adaptable, and not only comfortable wearing multiple hats, but also motivated to learn and grow beyond traditional property management responsibilities.
In a given day, you may be coordinating a unit turn, reviewing rent performance, walking a unit with a contractor, adjusting pricing based on market conditions, showing apartments to prospective residents, or handling matters with local agencies. We are looking for a dependable, solutions-oriented professional who takes initiative, follows through, and thrives in a fast-paced, hands-on environment where no task is too small.
Responsibilities:
- Prepare and review financial reports, track property performance, and provide updates to ownership on income, expenses, and trends.
- Assist with renovation and improvement projects by coordinating vendors, tracking progress, and helping keep projects on schedule and within budget.
- Review market rents and comparable properties to support pricing decisions, renewals, and unit re-listing strategies to stay competitive.
- Build and maintain positive relationships with current and prospective residents through regular on-site presence and by planning and hosting resident events to promote retention.
- Market apartment homes on Internet Listing Services (ILS) and respond to leasing inquiries by scheduling tours, presenting community features, and making recommendations based on prospect needs and lead activity.
- Conduct property and unit tours for prospective residents and guide them through the application and lease-signing process.
- Oversee day-to-day property operations, exercising judgment and discretion in prioritizing tasks, coordinating resources, and resolving operational issues.
- Serve as a liaison between residents and maintenance staff by assisting with issue identification, coordinating service requests, scheduling repairs, and communicating updates.
- Assist with vendor coordination, including obtaining pricing, scheduling work, and monitoring completion of services.
- Support interactions with third-party stakeholders such as municipal and private inspectors, vendors, lenders, and insurance representatives by providing information and property access as needed.
- Monitor rent and other resident payments and assist with delinquency tracking and follow-ups.
- Coordinate unit turnover processes, including move-in and move-out inspections.
- Assist with accounts payable and receivable functions, including invoice processing and expense tracking.
- Assist in developing and improving operational processes to increase efficiency and organization.
- Track office and property supplies to ensure commonly used materials are adequately stocked.
Qualifications:
- 5–7 years of residential property management experience
- Bachelor’s degree or equivalent practical experience
- Active Real Estate License required
- Self-starter with a willingness to take on responsibilities beyond traditional property management; interested in operating in a property management/asset management hybrid role
- Strong leadership skills with the ability to work independently and lead by example
- Proficient in Microsoft Office (Excel, Word, PowerPoint, Outlook)
- Strong organizational, analytical, and detail-oriented skills
- Experience reviewing financials, budgets, and overall property performance
- Ability to interpret leases, contracts, and financial data
- Excellent written and verbal communication skills with professional communication etiquette
- Customer-focused with the ability to build relationships with residents, vendors, and partners
- Proven ability to prioritize workload, meet deadlines, and follow through on tasks
- Team-oriented, proactive problem solver with a commitment to learning and professional development
- Ability to assess and recognize quality maintenance work
- Ability to travel locally; must have a reliable vehicle, a valid driver’s license, and current auto insurance
- Flexible availability, including occasional work outside normal business hours as needed
Compensation:
We offer $90,000-$120,000/Year DOE.
