Job Summary
Interested in being a hands-on maintenance manager in a fast-paced, growing organization? General Linen Service, provider of the highest quality commercial linen rental since 1938, is looking for a Senior Manager of Maintenance and Fleet Operations to join our team in Somersworth, NH.

We’re looking for a roll up your sleeves kind of leader who will be responsible for leading all maintenance, facility, utility, grounds, and fleet maintenance operations to support safe, efficient, and uninterrupted production.

In this position, you will report directly to the CEO and oversee a team of 4-6 maintenance technicians and 1-2 diesel fleet mechanics or lead(s), as well as various vendors and suppliers.

This role owns the development, implementation, and daily utilization of the Company CMMS and is accountable for work order management and preventive and predictive maintenance programs.

Additionally, it supports long-term capital planning and resource allocation decisions, while overseeing inventory control, asset history, and departmental performance metrics.

The purpose of this position, in its essence, is to support plant operations through achieving the highest level of equipment productivity at the lowest possible cost while minimizing equipment downtime.

Leadership & Team Management

· Lead, develop, coach, and manage all maintenance personnel.

· Establish departmental priorities and manage daily workloads.

· Recruit, train, evaluate, and develop team members.

· Foster a culture of accountability, safety, teamwork, and continuous improvement.

· Coordinate activities with Production, Service, Transportation, and other departments.

· Manage outside contractors, vendors, and service providers.

Maintenance & Reliability

· Plan, direct, and oversee maintenance of production equipment, facilities, utilities, fleet assets, and grounds.

· Develop and improve preventive and predictive maintenance programs.

· Establish equipment reliability standards and reduce downtime.

· Analyze equipment failures and implement corrective actions.

· Lead facility improvement and capital projects.

CMMS Ownership & Process Management

· Implement, own, and continuously improve the CMMS.

· Maintain preventive maintenance schedules and work order processes.

· Develop KPIs, dashboards, and maintenance reporting.

· Maintain asset records, inventories, vendor information, and repair histories.

· Use maintenance data to drive decision making and resource allocation.

Financial & Operational Management

· Develop and manage maintenance budgets and operating expenses.

· Monitor labor, inventory, parts, and contractor costs.

· Identify cost savings while improving reliability.

· Support capital equipment evaluations and energy conservation initiatives.

Safety, Security & Compliance

· Maintain compliance with Federal, State, local, and OSHA requirements.

· Lead training programs including Lockout/Tagout, Confined Space, Electrical Safety, Boiler Safety, and Safe Lifting.

· Participate in Safety Committee activities.

· Maintain a safe, organized, and secure facility.

Performance Measures

· Production equipment uptime and reliability

· Preventive maintenance completion rates

· Reduction in unplanned downtime

· Maintenance expense and budget performance

· CMMS utilization and data accuracy

· Timely completion of projects

· Safety performance and compliance (incidents and lost time)

· Labor management – Maintenance % of Payroll

Qualifications

· High School Diploma or GED required.

· Technical school, military technical training, apprenticeship, or equivalent experience preferred.

· Minimum 10 years of industrial, manufacturing, facilities, or maintenance experience.

· Minimum 10 years leading experience supervising maintenance personnel and contractors

· Experience implementing, managing, and utilizing a CMMS strongly preferred.

Preferred Technical Knowledge, Skills & Abilities

· Demonstrated skills in engineering, mechanical electronic and electrical techniques and systems.

· Superior electronic and electrical troubleshooting skills. Including 3 - 5 years of controls, system logic and PLC experience (preferred).

· Ability to read electrical schematics (American and European Standards), blueprints, technical drawings, and manuals, preferred.

· Understanding basic metals joining and fabrication with the ability to fit the different types of piping systems.

· Ability to repair and replace pumps, seals, and valves, motors, conveyors, and production equipment.

· Ideally knowledgeable in working with electricity; high voltage equipment (120/208 or 277/480 volts).

· Working knowledge of HVAC, plumbing, compressed air, utility, and facility systems.

· Proficiency with Microsoft Office and maintenance management software.

· Strong communication, organization, and team-building skills.

· Knowledge of preventive maintenance, predictive maintenance, root cause analysis, and reliability improvement methodologies.

Physical Requirements & Working Conditions

· Ability to stand, walk, bend, reach, and climb frequently.

· May occasionally lift up to 75 pounds.

· Work is performed in a manufacturing environment with machinery, noise, and varying temperatures.

· Ability to respond to maintenance emergencies as needed.
