Maintenance Crew Member / Building Maintenance Technician

Job Summary
We are seeking a reliable, hands-on Maintenance Crew Member to help maintain, repair, clean, and service buildings, equipment, offices, rooms, vacant units, and property systems. This role performs routine and preventative maintenance, responds to repair needs, supports renovations and cleanups, and helps keep facilities safe, functional, and well maintained.
The ideal candidate has building maintenance experience, strong practical repair skills, comfort using hand and power tools, and the ability to communicate professionally with management, tenants, vendors, contractors, and municipal officials when needed.
Responsibilities
· Perform routine, preventative, and emergency maintenance for buildings, equipment, and utility systems.
· Complete minor and major repairs to buildings, units, suites, common areas, and equipment.
· Repair doors, locks, closets, windows, blinds, drywall, plaster, flooring, bathroom tile, fixtures, leaders, gutters, and strapping.
· Install, replace, and repair lighting, electronic ballasts, ceiling tiles, electrical wiring, switches, control circuits, and related equipment within scope of experience.
· Perform routine plumbing repairs, including clogs, leaks, bathroom fixtures, grouting, and caulking.
· Assist with renovations, remodeling, demolition, construction cleanup, painting, carpentry, and general repairs.
· Clean vacant units and suites, bathrooms, and common areas; perform janitorial and custodial tasks as needed.
· Perform exterior cleanups, roof drain cleaning, gutter cleaning, water extraction, sewer or drain backup cleanup, snow removal, landscaping support, and debris removal.
· Perform basic repairs to kitchen appliances.
· Complete daily, weekly, and monthly maintenance checklists and maintain accurate maintenance records.
· Respond to emergency maintenance requests as required, including after-hours availability when needed.
· Obtain estimates for supplies or repair parts and order parts as directed.
· Coordinate with landscapers, janitorial staff, trash disposal, exterminating, snow plowing contractors, and other vendors as directed by management.
· Maintain accurate work order records and timesheets using technology such as an iPhone, iPad, or computer.
· Meet with township officials, contractors, tenants, vendors, and colleagues in a professional manner as directed by management.
Qualifications
· High school diploma or GED required.
· At least three years of responsible building maintenance experience preferred.
· Strong skill using hand tools and power tools.
· General knowledge of building repairs, basic electrical, plumbing, carpentry, flooring, drywall, painting, cleaning, and exterior property maintenance.
· Ability to read and understand simple instructions, correspondence, memos, drawings, and schematics.
· Ability to write simple correspondence and communicate clearly in one-on-one or small group settings.
· Basic math skills, including the ability to add, subtract, multiply, divide, calculate rates, ratios, percentages, fractions, and decimals.
· Ability to prioritize work, follow written and verbal instructions, solve practical problems, and work under deadlines.
· Ability to use an iPhone, iPad, or computer for work orders, timesheets, and basic records.
· Professional communication skills and the ability to work with tenants, vendors, colleagues, contractors, and management.
· Valid New Jersey Driver’s License with no violations, tickets, suspensions, or restrictions.
Physical Requirements
This position requires frequent standing, walking, reaching, climbing, balancing, stooping, kneeling, crouching, crawling, talking, hearing, and use of hands. The employee must be able to frequently lift and/or move more than 100 pounds. Close vision, distance vision, color vision, and depth perception are required. Work may include climbing ladders and accessing roofs.
Work Environment
Work is performed indoors and outdoors and may involve exposure to moving mechanical parts, wet or humid conditions, heights, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, electrical shock risk, vibration, and moderate to occasionally loud noise. The role may require working independently or as part of a crew.
Schedule & Availability
Schedule to be determined. This position may require availability for emergency maintenance requests 24 hours a day, 7 days a week, as needed.
