Position Overview: We are currently seeking an experienced Property Manager to oversee retail shopping centers—primarily located in the Central Florida, Tampa Bay, and North Central Florida regions—including Tampa, St. Petersburg, Sarasota, Bradenton, Kissimmee, Leesburg, and Gainesville. This is a field-based role, requiring regular property visits. The ideal candidate has strong multitasking skills, commercial property management experience, and a background in construction or facility maintenance.
Please Note: Residential property management experience will not be considered for this role.
Key Responsibilities:
- Manage day-to-day operations for a portfolio of retail shopping centers.
- Conduct regular site inspections and submit detailed reports.
- Coordinate and oversee routine maintenance, repairs, and capital projects.
- Supervise contractors, vendors, and maintenance personnel.
- Negotiate with new and existing vendors to secure the best pricing and service guarantees, and present new vendor opportunities to management.
- Submit comparative vendor bids and ensure the best value for services provided.
- Preference for candidates who have established vendor relationships that offer competitive rates and high-quality work.
- Monitor vendor performance to ensure compliance with service agreements.
- Interpret and implement lease responsibilities in collaboration with Lease Administration.
- Maintain strong relationships with tenants and ensure timely response to concerns.
- Assist with budgeting, forecasting, and financial tracking.
- Process vendor invoices and tenant bill-backs.
- Address and resolve any municipal violations or issues.
- Ensure timely, transparent communication with the internal property management team.
Requirements:
- Minimum of 5 years of commercial property management experience (retail or shopping centers preferred)
- Background in construction management or facility maintenance
- Strong organizational and multitasking skills
- Excellent verbal and written communication abilities
- Proficiency in Microsoft Office (Word, Excel, Outlook)
- Experience with Yardi, AVID, Skyline, or similar property management/accounting systems is a plus
- Ability to work independently and prioritize effectively in a fast-paced environment
- Must reside in or near the Tampa or St. Petersburg area
Preferred Qualifications:
- Bachelor’s degree in business, Real Estate, or a related field
- Experience coordinating construction and CapEx projects
- Familiarity with municipal compliance and tenant lease administration
