The Leasing and Marketing Manager is responsible for leading the property’s leasing and marketing efforts to achieve occupancy, pre-leasing, and revenue goals. This position directly oversees the team of Leasing Consultants and provides the training, direction, accountability, and support needed to maintain a high-performing leasing operation.
The Leasing and Marketing Manager also develops and executes the property’s marketing strategy, including social media management, digital campaigns, resident engagement, outreach marketing, and in-person promotional efforts. This is a hands-on leadership position requiring strong sales ability, creativity, organization, and a commitment to providing an excellent customer experience.
Essential ResponsibilitiesLeasing Team Leadership- Directly supervise, train, coach, and motivate the team of Leasing Consultants.
- Establish daily and weekly leasing priorities, goals, and expectations.
- Monitor team performance, including leads, calls, appointments, tours, applications, leases, renewals, and follow-up activity.
- Conduct regular leasing meetings, sales training, and individual coaching sessions.
- Develop leasing schedules to ensure appropriate office coverage and participation in marketing events.
- Hold Leasing Consultants accountable for completing prospect follow-up and accurately documenting activity in the property management and customer relationship management systems.
- Assist with recruiting, interviewing, onboarding, and training new Leasing Consultants.
- Lead by example by answering inquiries, conducting tours, following up with prospects, and closing leases.
- Review leasing calls, emails, and customer interactions to ensure consistency, professionalism, and compliance with company standards.
- Maintain an energetic, competitive, and customer-focused leasing environment.
- Manage the leasing process from initial inquiry through application, approval, lease execution, and move-in.
- Develop strategies to improve lead conversion, closing ratios, occupancy, and pre-leasing performance.
- Track leasing traffic, lead sources, market conditions, and competitor activity.
- Ensure all prospects receive timely, consistent, and effective follow-up.
- Assist with renewal campaigns and resident retention initiatives.
- Maintain accurate knowledge of rental rates, availability, floor plans, lease terms, specials, and community amenities.
- Partner with property leadership to recommend pricing, concessions, and leasing strategies based on current performance and market conditions.
- Prepare and communicate regular leasing performance reports.
- Ensure all leasing activities comply with Fair Housing laws and company policies.
- Manage the property’s social media accounts and maintain a consistent, professional, and engaging online presence.
- Create and maintain a social media content calendar.
- Develop, schedule, and publish original content, including photographs, videos, reels, stories, resident features, event promotions, and leasing advertisements.
- Respond appropriately and promptly to comments, messages, and online inquiries.
- Monitor social media engagement and use performance data to improve future content.
- Promote the property’s amenities, lifestyle, available apartments, leasing specials, resident events, and community partnerships.
- Coordinate paid social media campaigns and other digital advertising efforts when applicable.
- Ensure all marketing content follows company branding, Fair Housing requirements, and established approval processes.
- Monitor online listings and marketing platforms to ensure property information, pricing, availability, photographs, and contact information remain accurate.
- Develop and execute an ongoing outreach marketing plan to generate leads and increase awareness of the property.
- Build relationships with local businesses, employers, schools, campus organizations, athletic programs, student groups, and other community partners.
- Plan and participate in housing fairs, campus events, community events, tabling opportunities, and promotional activities.
- Coordinate flyer distribution, business-to-business outreach, promotional visits, and grassroots marketing campaigns.
- Create partnerships, referral opportunities, and cross-promotional relationships within the community.
- Track outreach activity and evaluate the effectiveness of individual campaigns and partnerships.
- Maintain an organized inventory of marketing materials, promotional items, signage, and event supplies.
- Regularly identify new opportunities to connect with prospective residents and strengthen the property’s presence in the local market.
- Plan and promote resident events that strengthen community engagement and support resident retention.
- Coordinate event logistics, advertising, vendor participation, supplies, and team assignments.
- Capture appropriate event content for use on social media and other marketing channels.
- Use resident feedback and participation data to improve future events and engagement efforts.
- Collaborate with the property management team to maintain a positive resident experience and strong community reputation.
- Maintain organized records of marketing plans, campaign results, outreach contacts, leasing performance, and event activity.
- Manage the approved marketing budget and track related expenses.
- Coordinate with vendors and obtain pricing for marketing materials, advertising, events, and promotional items.
- Participate in property inspections, market surveys, team meetings, and operational planning.
- Maintain knowledge of the competitive market, including rental rates, concessions, amenities, availability, and marketing strategies.
- Support move-in preparation, resident communication, and other property initiatives during peak leasing periods.
- Perform additional duties as assigned by the Property Manager or senior leadership.

- Experience managing business social media accounts and creating engaging content.
- Strong written, verbal, organizational, and interpersonal skills.
- Comfortable appearing in photographs and videos used to promote the community.
- Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
- Proficiency with property management software, customer relationship management systems, social media platforms, and standard office technology.
- Working knowledge of Fair Housing requirements.
- Ability to work occasional evenings and weekends for leasing events, outreach activities, and peak-season coverage.
- Valid driver’s license and reliable transportation for local outreach marketing.
The position may require prolonged periods of sitting or standing, walking throughout the property, conducting property tours, attending off-site marketing events, and occasionally lifting or transporting marketing materials and event supplies.
