Commercial Construction Superintendent

Gateway Building Company is a growing, locally owned and operated commercial General Contractor specializing in upfits, renovations, and new construction. Based in Durham, North Carolina, Gateway primarily works within the Triangle region on projects ranging in size from $50,000 - $5M.

We are seeking a Superintendent with the ability to independently run a jobsite, manage project deadlines under pressure, anticipate problems and resolve complex issues, all while ensuring the company meets or exceeds the client’s expectations. The Superintendent must be team-oriented and have the communication and interpersonal skills to positively represent Gateway among owners, designers, and subcontractors. The right person will have a “roll-up-your sleeves” attitude and have the grit and determination to do what it takes to solve the problem at hand and successfully complete the project.

Supervisory Responsibilities

• Provides onsite scheduling and supervisory guidance for the work of construction staff, contractors/subcontractors, and suppliers; ensures work is completed on schedule.
• Provides input to management for job evaluations based on performance and goals set by the company in a timely and constructive manner.
• Implements disciplinary activities as necessary and in accordance with management direction and company policy.
• May provide feedback regarding promotion and other work-related conditions, based on observed job performance.
• Ensures each assigned construction trade and contractors workers follow all safety standards and promptly corrects any safety issues.

Primary Responsibilities

• Oversees the project/jobsite, ensuring safety standards are followed and quality work is being performed in a timely manner.
• Determines project requirements and procedures, and the required materials and workers, based on given project specifications such as blueprints.
• Performs daily walkthroughs of jobsite to confirm availability and use of proper materials and tools; recognizes and promptly addresses issues so that work can continue on schedule.
• Resolves problems and coordinates activities for the job through collaboration and communication with other management or technical staff and contractors.
• Conducts audits and quality assurance tests of work and safety matters.
• Oversees and adheres to schedules for projects.
• Attend and participate in monthly Superintendents meetings
• Develop and update 3 week look ahead schedules and Friday updates
• Hold, with the PM team, a Project Kickoff meeting at the beginning of each project
• Identifies and recommends solutions for production problems, as required
• Performs other related duties as assigned.
• Complete detailed daily reports with photos
• Complete daily safety audit
• Hold and document weekly Toolbox talks with all workers onsite

Required Skills and Abilities

• Ability to coordinate all means and methods to assure a successful project
• Strong leadership to keep jobsite safe and clean at all times
• Experience to self-perform dimensional layout, general carpentry, and concrete prep work, and supervise the work of all trades
• Must have understanding of all project documents, subcontracts, and schedules
• Prior experience with Procore is not required but is a plus

• Highly organized and proficient in oral and written communication
• Self-motivated team player able to adapt to jobsite challenges
• Veterans preferred
• Spanish as a second language is a plus but not required
• OSHA 30-Hour preferred
• Must have a valid driver's license

Education and Experience

• Four-year construction related degree or not less than 7 years hands-on commercial construction experience, and minimum of 5 years’ experience as a commercial Superintendent

Physical Requirements

• Requires travel to jobsites, and to pick up and/or deliver supplies as needed.
• Exposure to characteristic construction site dangers. Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
• Must have the ability to work in an environment exposed to the elements, in both high temperature (90 degree and higher) and low temperature (20-degree and lower) conditions for extended periods of time.
• Must be able to lift and carry up to 80 pounds and push and/or pull 50-pound loads at a time. • Must have physical strength, balance, hand-eye coordination, and stamina necessary to complete jobs in various areas
• Must be able to stand and walk up to eight hours per day and climb multiple sets of stairs while carrying materials weighing between 40 and 60 pounds.
• Must be on-call to address delays, emergencies, bad weather, and other issues at the jobsite, to include work on some Saturdays and at night, when needed.

This position reports to: Tommy Moore. The position is considered exempt from the overtime provisions of the Fair Labor Standards Act (FLSA) and is not eligible for overtime pay.

The first ninety (90) days of employment will be considered an introductory period. This period is intended to give the new employee the opportunity to demonstrate his/her ability to achieve a satisfactory level of performance, and to determine whether the new position meets his/her expectations.
