Overview

We are a family office with a vertically integrated commercial real estate investment and operating platform. We own and operate approximately 1.2 million square feet of institutional-caliber commercial retail space and over 332 multi-family units across various submarkets in Southern California.

We are headquartered in Glendale, CA.

We are looking for a seasoned Multi-Family Property Manager to join our growing corporate office in Glendale, CA. This role will be responsible for various aspects of the daily management of the multi-family portfolio of the company and will have exposure to senior members of the company's executive team.


Responsibilities

  • When needed, advertising to prospect tenants and promptly answering incoming leasing calls and inquiries for the Company’s portfolio of multi-family assets
  • When needed, showing available residential units to prospects
  • Conducting field and site inspections at the Company’s portfolio of multi-family assets
  • Drafting lease or rental agreements, amendments and other lease-related documents (whether for existing or prospect multi-family tenants)
  • Managing multi-family and single-family residential properties in Southern California for the Company
  • Managing onsite property managers at each multi-family property that has 16 or more units
  • Ensuring that the properties managed remain in excellent condition at all times, and working with owners, vendors, contractors, onsite managers and tenants to ensure the same
  • Acting as a liaison between the property owner and the onsite residential managers
  • In the manager’s judgment, and upon obtaining the property owner’s written consent, determining what repairs, maintenance, remodel, upgrade or replacement work is needed at the property to ensure it is in excellent condition, including, without limitation, completing any upgrades to vacant units
  • Obtaining estimates, quotes and/or purchase orders to complete the foregoing work. Making recommendations to the property owner(s) regarding the scope of work and cost based on property manager’s judgment and experience with that property, the proposed work required, and the proposed vendor or contractor
  • Implementing the property owner’s budget
  • Responding to and taking care of emergencies at the residential property if the onsite manager is unavailable or the issue warrants property manager’s involvement, and, upon receiving the property owner(s)’ consent, resolving said emergencies
  • Managing sub-contractors and vendors who perform any number of services, including maintenance, cleaning, landscaping, security guard services, and/or janitorial services, etc. at each property, ensuring they are performing their work at a certain standard, selecting new sub-contractors or vendors if they are not, that they are invoicing the owners regularly and being paid for their services, and resolving any disputes with subcontractors or vendors, as necessary
  • Cultivating relationships with vendors and subcontractors to obtain discounts, deals, and quality services for properties being managed
  • Preparing service contracts
  • Assisting onsite residential managers with tenant disputes, delinquencies, inquiries, etc., as needed; and, consulting with the property owner to resolve certain disputes with tenants (i.e., if they threaten legal action or if legal action be necessary), make proposals and recommendations as to how to resolve said disputes, including whether compromise is likely, whether further negotiations should be pursued or whether legal action may be necessary
  • Preparing tenant rent increases and notices, and providing the same to the property owner(s) for their review and approval
  • Managing rent collection and late charges to minimize tenant delinquencies and staying on top of and collecting from delinquent tenants
  • Meeting with lenders when needed to inspect the property
  • Maintain and enforce owner policies, including occupancy policies and procedures, property rules and regulations
  • Maintaining established programs of safety and security for building occupants and property. Responsible for issue and control of keys to the property. Prepare required reports of accidents, burglaries, etc.
  • Maintaining proper control of materials and supplies at each property.


Qualifications

Required

  • A Bachelor's degree
  • Minimum of ten (10) years of experience in the field
  • Experience working in the Real Estate industry
  • Collaborative team approach with positive attitude
  • Attention to detail as well as ability to see the big picture
  • Strong quantitative and analytical skills
  • Strong oral and written communication skills
  • Sound time and project management skills
  • Advanced level of proficiency with Microsoft Office software (including Excel, PowerPoint, Word and Outlook) and internet functionality
  • Ability to read and comprehend lease documents


Preferred

  • Experience with Yardi Voyager accounting software
