About the Role:
Gardiner & Theobald is seeking motivated and experienced Project Management professionals to join our growing team. This role may be filled at the Project Manager, Senior Project Manager, Associate Director, or Senior Associate Director level, depending on experience and qualifications.
The successful candidate will play a key role in delivering project management services across a diverse portfolio, including office interiors, hospitality, and residential developments. These roles combine hands-on project delivery with increasing responsibility in team leadership, client relationship management, and business development.

At the Project Manager level, the candidate independently manages core project tasks and documentation, supports client communication, and develops technical expertise while contributing to successful project delivery.
At the Senior Project Manager level, the candidate leads full project lifecycles, manages multiple projects, mentors junior staff, and plays a key role in client interactions and project outcomes.
At the Associate Director level, the candidate demonstrates strong leadership capabilities, oversees multiple projects, manages teams, and contributes to client relationship management and business development efforts.
At the Senior Associate Director level, the candidate is a senior leader responsible for complex projects and accounts, drives business development, manages client relationships at a high level, and contributes to the strategic growth and success of the firm.

Key Responsibilities:
Project Management & Delivery
• Lead the execution of projects of varying size and complexity
• Develop and manage project documentation, including RFPs, schedules, reports, and meeting materials
• Oversee day-to-day project delivery and ensure high-quality outputs
• Manage multiple projects simultaneously with increasing autonomy
• Coordinate project teams, stakeholders, and consultants
• Support contract review, lease review, and project controls
Leadership & Team Development
• Mentor and develop junior and mid-level team members (Senior PM and above)
• Delegate effectively while maintaining oversight of deliverables
• Support team development, training, and performance growth
• Foster a collaborative and high-performing team environment
Client & Business Development
• Build and maintain strong client relationships
• Act as a trusted advisor to clients and stakeholders
• Lead or participate in client meetings and presentations
• Support or lead business development efforts, including proposals and interviews
• Identify opportunities for repeat business and expanded services
Operational & Strategic Contributions
• Manage commercial aspects of projects, including tracking budgets and project performance (senior levels)
• Support process improvements and internal initiatives
• Contribute to business planning and operational excellence
• Represent G&T professionally in the market and industry
Knowledge, Skills, and Experience:
- Bachelor’s degree in construction, architecture, engineering, or a related field
- 3–10 years of relevant industry experience (level dependent)
- 2–5 years of team leadership experience (senior levels)
- Experience managing multiple projects simultaneously
- Strong organizational and problem-solving skills
- Proficiency in Microsoft Office; Microsoft Project experience preferred
- Ability to read and interpret construction drawings (PM/Senior PM levels
- Excellent written, verbal, and presentation skills
Physical Requirements:
- Attend weekly project meetings on active construction sites
