Maintenance

Role:
To maintain building environment and accessibility by maintaining building equipment, heating, cooling, electrical, and plumbing systems.

Essential Functions & Responsibilities:

• Keep equipment, systems, and buildings ready for use by completing preventive maintenance schedules; following policies and procedures; repairing/reporting needed changes.
• Maintain equipment by inspecting and repairing associated backup equipment and systems.
• Maintain building climate by inspecting, repairing, and service heating, ventilating, and air conditioning equipment.
• Maintain parts and equipment inventory by checking stock to determine inventory level; anticipating needed parts and equipment; placing and expediting orders for parts and equipment; verifying receipt of parts and equipment.
• Secure building and occupants by maintaining alarm and fire protection devices.
• Maintain continuity between shifts by documenting maintenance actions; noting system or equipment irregularities requiring continued monitoring.
• Performs other duties as assigned.

Performance Measurements:

1. To have a basic knowledge of all aspects of plant and facility maintenance that would enable this position to perform basic functions and assist other trades as needed.
2. To be able to respond to on-call emergencies by having a basic skill of all trades.
3. To be able to work together in a team effort in regards to special tasks or events.

Knowledge and Skills:

Experience: Two years to five years of similar or related experience.
 

Education: A high school education or GED.
 

Interpersonal Skills: Normal courtesy in dealing with others is required. Work involves minimal contacts, usually within the department. Contact usually involving routine, non-sensitive issues. External contacts are limited to incidental contacts with visitors, or no contact. 

Other Skills: Six months experience in general maintenance experience is required. Experience with HVAC equipment, heating, cooling, and plumbing required. Ability to read and correctly follow oral and written instructions in conduct of job; ability to perform manual tasks. Must be able to work in all weather conditions and withstand extreme hot and cold working conditions, loud noise environments; lift 75 pounds; walk and/or stand for long periods of time, and climb, stoop, kneel, crouch and crawl. Position also requires work in high, precarious places, exposure to noxious odors, loud noises, and electrical shock. As needed and can include some weekend hours. On-call duty on a rotation basis approximately every three months. Working special events (graduation, Endowment Auction, homecoming, etc.,) is required, and additional time as requested. May be required/requested to travel to off-campus sites as needed.
 

Physical Requirements: The work requires considerable physical exertion and occasional lifting up to 75 pounds. Must be able to walk and/or stand for long periods of time, and climb, stoop, kneel, crouch and crawl.
