Purpose Statement

The job of Maintenance Supervisor is done for the purpose/s of supervising housing,facilities maintenance and grounds, repair services and activities; overseeing assigned personnel; providing information to others; and scheduling work assignments within established timeframes and standards.

 

This job reports to Superintendent

 

Essential Functions

  • Administers the direct oversight of the maintenance department for purpose of keeping clean and safe facilities, landscaping and housing district wide.  
  • Communicates with administrators, personnel and outside organizations for the purpose of coordinating activities, resolving issues and conflicts and exchanging information.
  • Coordinates a variety of items (e.g. daily schedules, groundwater conservation, outside service contracts, youth service organizations, SFB, projects, etc.) for the purpose of meeting district requirements.
  • Coordinates housing committee meetings and a variety of items (e.g. housing inspections, pest control, daily schedules, groundwater conservation, outside service contracts, youth service organizations, etc.) for the purpose of meeting district requirements.
  • Evaluates programs and/or projects for the purpose of carrying out and achieving objectives.
  • Implements housing policies, regulations, assigned activities and/or projects for the purpose of delivering services in compliance with established guidelines and keeping District in compliance.
  • Inspects district playground, landscape areas, new construction, repair work projects, work orders, daily maintenance and supplies (e.g. fencing, concrete/masonry, parking lots, field markings, etc.) for the purpose of ensuring that staff performance is meeting established standards for proper maintenance and care.
  • Inspects new construction, repair work, projects, equipment, work orders, daily maintenance and supplies for the purpose of ensuring that jobs are completed efficiently; specifications are within established guidelines; and approving inspection reports and payment requests.
  • Maintains all District facilities and housing (e.g. maintenance staff supervision, housing assignments, lease agreements, annual inspections, set up with payroll, etc.) for the purpose of keeping them in safe condition.
  • Maintains certifications as water and wastewater operator, pool operator, level 1 water treatment, OSHA Class III Asbestos training, Pipeline Safety Operator qualifications for the purpose of ensuring that the district meets all regulatory requirements.
  • Maintains licenses (e.g. qualifying party, pesticide registrations, water auditor certificate, etc.) for the purpose of ensuring that the district meets all regulatory requirements.
  • Manages facility use/event requests from internal and external sources.
  • Monitors fund balances of assigned programs and related financial activity for the purpose of ensuring that allocations are accurate, related revenues are generated, expenses are within budget limits and/or fiscal practices are followed.
  • Participates in meetings, workshops and seminars (e.g. district employees, and training of housing & facility maintenance and grounds personnel, etc.) for the purpose of conveying and/or gathering information required to perform functions.
  • Prepares a variety of written materials (e.g. reports, memos, letters, procedures, manuals, etc.) for the purpose of documenting activities, providing written reference, training and/or conveying information.
  • Procures equipment, supplies and materials for the purpose of maintaining availability of required items and completing jobs efficiently.
  • Recommends policies, procedures and/or actions for the purpose of providing direction for meeting the district's goals and objectives.
  • Researches a variety of topics for the purpose of developing new programs/services, ensuring compliance with relevant requirements, securing general information for planning, taking appropriate actions, and/or responding to requests.
  • Responds to emergency situations for the purpose of addressing immediate safety concerns.
  • Responds to a wide variety of inquiries of staff, district personnel, and other professional organizations, etc. for the purpose of resolving problems, providing information, addressing compliance requirements, and meeting the district's goals and objectives. 
  • Reviews occupancy reports for the purpose of ensuring that applications, selection of tenants and assignments of dwellings units are in accordance with rules and regulations.
  • Studies housing demands, occupancy and turnover rates and accomodation requirements of applicants for the purpose of recommending policy and physical requirement changes.
  • Supervises department functions including hiring/termination recommendations, planning / scheduling / coordinating activities, training, advising, consulting, etc. (e.g. maintenance department employees, summer housekeeping and maintenance projects, etc.) for the purpose of ensuring that the department functions in a safe and efficient manner.
  • Supervises work and workplace safety standards (e.g. OSHA, EPA, etc.) for the purpose of ensuring compliance regulatory requirements and district preventive maintenance processes.
  • Performs personnel functions (e.g. interviewing, evaluating, supervising, etc.) for the purpose of maintaining adequate staffing, enhancing productivity of personnel and achieving objectives within budget. 

Other Functions

  • Performs other related duties as assigned for the purpose of ensuring the efficient and effective functioning of the work unit.

Job Requirements: Minimum Qualifications

 

Skills, Knowledge and Abilities
SKILLS are required to perform multiple, technical tasks with a potential need to upgrade skills in order to meet changing job conditions. Specific skill based competencies required to satisfactorily perform the functions of the job include: adhering to safety practices; analyzing budgets; analyzing data; classifying data and/or information; comparing results; conducting interviews; conducting meetings; enforcing rules and regulations; estimating required resources; facilitating meetings; handling hazardous materials; planning and managing projects; preparing and maintaining accurate records; using pertinent software applications; Five (5) years experience in an skilled occupational field directly related department area.
KNOWLEDGE s required to perform algebra and/or geometry; read technical information, compose a variety of documents, and/or facilitate group discussions; and solve practical problems.  Specific knowledge based competencies required to satisfactorily perform the functions of the job include: accounting practices; assessment instruments and techniques; business telephone etiquette; codes/laws/rules/regulations/policies; concepts of grammar and punctuation; knowledge of community resources; methods of industrial cleaning; methods of instruction and training; office application software; practices of personnel administration; practicing cultural competency while working collaboratively with diverse groups and individuals; safety practices and procedures; school safety and security practices; Post-secondary education and training including supervision and finance with Associate degree from an accredited college preferred.
ABILITY  is required to schedule a number of activities, meetings, and/or events; gather, collate, and/or classify data; and consider a variety of factors when using equipment. Flexibility is required to independently work with others in a wide variety of circumstances; work with data utilizing defined and similar processes; and operate equipment using a variety of standardized methods. Ability is also required to work with a significant diversity of individuals and/or groups; work with similar types of data; and utilize a variety of job-related equipment. Problem solving is required to analyze issues and create action plans. Problem solving with data may require independent interpretation; and problem solving with equipment is moderate to significant. Specific ability based competencies required to satisfactorily perform the functions of the job include: adapting to changing work priorities; communicating with diverse groups; meeting deadlines and schedules; setting priorities; working as part of a team; working extended hours; working with detailed information/data; working with frequent interruptions.

 

Responsibility
Responsibilities include: working under limited supervision using standardized practices and/or methods; managing a department; monitoring budget expenditures. utilization of significant resources from other work units is sometimes required to perform the job's functions. Work Environment
The usual and customary methods of performing the job's functions require the following physical demands: occasional lifting, carrying, pushing, and/or pulling, some climbing and balancing, frequent stooping, kneeling, crouching, and/or crawling and significant fine finger dexterity. Generally the job requires 50% sitting, 25% walking, and 25% standing.  The job is performed under conditions with some exposure to risk of injury and/or illness and in some varying atmospheric conditions. 

 

Experience      Job related experience with increasing levels of responsibility is required.

Education        Targeted, job related education with study in job-related area.
