Area Manager - Mobile Home & RV Communities

Galt Holdings manages and operates five manufactured home and RV communities across North Alabama and Southern Tennessee: three in the Shoals (Tuscumbia RV Park, The Shoals Cottages & RV Park, and River Road in Muscle Shoals) and two in Tennessee (Pulaski and Fayetteville). That's about 180 homes, RV sites and tiny homes. We're looking for a leader to run all five day to day, build a strong team, and make the parks better every month.

You'll lead a team

This is a leadership role, not a solo desk job. You'll manage and develop a team of four: a leasing & marketing coordinator, a part-time assistant manager in Tennessee, and live-in camp hosts at our two RV parks. You'll also direct our maintenance and landscaping staff and outside contractors. You set the priorities, hold people accountable, coach them up, and make sure the whole team is pulling in the same direction. You report directly to ownership.

Where you'll work

You'll split your time between our park offices and the road, visiting every park every week (about a 200-mile loop). We have two offices in Tuscumbia you're welcome to work from every day, or you can work remotely between park visits. Your choice.

What you'll own

• Team leadership: hiring, training, scheduling and managing your team and vendors, with a weekly team meeting to keep vacancies, make-readies, showings and sales moving

• Park P&Ls: budgets, expense control, and a monthly report for each park

• Rent roll and collections: keeping accounts current and following through on past-due balances

• Residents: applications and approvals, move-ins and move-outs, renewals, community rules, and resolving issues fairly and firmly

• Inspections: regular walks of every park, home and lot, with problems logged and followed through

• Maintenance: work orders, make-readies, after-hours escalations, and getting turnover homes rent-ready fast

• Vendors: hiring and managing maintenance, landscaping, mowing, pest control and other contractors

• Projects: capital improvements such as water submetering, home setups and site upgrades

What a typical week looks like

• Lead the weekly team meeting and check in one-on-one with your team

• Visit and walk all five parks, logging issues as you go

• Review collections and follow up on past-due accounts

• Clear the maintenance queue and approve or dispatch every open work order

What we're looking for

• 3 years of property management experience (required). Manufactured home community or RV park experience strongly preferred

• Experience leading and managing a team; you know how to set expectations, coach, and hold people accountable

• Comfortable with rent rolls, collections and reading a P&L

• Experience hiring and managing contractors and vendors

• Organized, self-directed, and able to run multiple properties without someone looking over your shoulder

• Firm but fair with residents; you can enforce community rules and still keep people happy

• Comfortable with property management software, email, and spreadsheets

• Reliable vehicle, valid driver's license, and clean driving record

• Live in or near the Florence / Muscle Shoals area or Athens, AL (or willing to relocate)

Pay

• $60,000 base salary

• Quarterly bonuses of up to $8,000 a year for collections, expense control, and occupancy

• Mileage reimbursed at the IRS rate for all park travel

Schedule: Monday to Friday, with occasional evenings or weekends for urgent park issues
