Position Summary
The Groundskeeper is responsible for maintaining the appearance of the community by ensuring the grounds, amenities, common areas, and exterior features are clean, attractive, and well maintained. This role supports the maintenance team through minor repairs, apartment turn preparation, and daily property upkeep while contributing to an exceptional resident experience.

Essential Duties & Responsibilities
* Inspect the community daily and remove litter, debris, and pet waste from grounds and common areas.
* Ensure all amenities, office spaces, breezeways, and common areas remain clean and presentable.
* Remove trash and abandoned items from vacant apartments prior to the make-ready process.
* Assist with apartment turns and preparation of homes for new residents.
* Complete minor maintenance tasks and routine service requests as assigned.
* Change locks in accordance with community policy.
* Verify gates, access systems, and pool areas are functioning properly and meet safety standards.
* Distribute resident notices and communications as needed.
* Report hazards, safety concerns, or potentially dangerous conditions immediately.
* Provide excellent customer service by responding professionally to resident questions and concerns.
* Attend required safety meetings and complete all OSHA and company-required training.
* Comply with all company safety, risk management, and operational policies.
* Maintain dependable attendance and punctuality.

Work Schedule
This position is regularly scheduled for 40 hours per week.
Typical office hours include:
* Monday – Friday: 9:00 a.m. – 6:00 p.m.
* Saturday: 10:00 a.m. – 5:00 p.m.
* Sunday: Closed
Groundskeepers may be scheduled to begin work prior to office opening hours and must be able to perform duties independently.

Qualifications
Education & Experience
* High School Diploma or GED preferred.
* Previous groundskeeping, maintenance, landscaping, or related experience preferred.
* Experience using hand tools, power tools, and maintenance equipment safely and effectively.
Communication Skills
* Ability to read and understand safety procedures, product labels, and company policies.
* Strong interpersonal and customer service skills.
* Ability to communicate professionally with residents, vendors, and team members.
Mathematical Skills
* Ability to perform basic arithmetic including addition, subtraction, multiplication, division, decimals, and fractions.
Problem Solving
* Ability to identify issues, evaluate solutions, and follow written and verbal instructions.
* Demonstrates sound judgment and common-sense decision making.
Computer Skills
* Basic computer knowledge and ability to use company software systems.
Licenses
* Valid driver’s license required.

This position works both indoors and outdoors throughout the community and amenity areas.
Regular exposure includes:
