The Opportunity
The Director, M&A owns Galaxy's deal engine — the sourcing, qualification, and execution machine that fills and moves our acquisition pipeline. Galaxy is building the leading SFR property-management platform through acquisition, and the best businesses in this space are small, owner-operated, and relationship-led. Winning them takes volume, speed, and a genuine human touch — and, above all, it takes an owner.
You are that owner. You will run the full front end of M&A: generating proprietary pipeline at high volume, qualifying targets against a clear thesis, building trust with owners who weren't looking to sell, and driving deals from first conversation to signed LOI. You'll do it with the leverage of a proprietary, AI-enabled sourcing platform our team built in-house — freeing you to spend your time where deals are actually won: on the phone, in the room, and in the relationship.
The motion works as two pillars reinforcing each other: (1) the machine — our direct-sourcing engine — and (2) the accelerants that wrap around it: conferences, broker and "river-guide" relationships, and Galaxy's brand in the market. Today the founders run this motion directly. Your mandate is to take ownership of it, scale it, and — as deal flow grows beyond one person's capacity — build and lead the team beneath you. M&A is core to who Galaxy is, and this role sits at the center of it.
What You’ll Own
Direct Sourcing & Pipeline Generation
- Own and scale Galaxy's direct-sourcing engine — the top-of-funnel machine that identifies, prioritizes, and engages acquisition targets across our markets.
- Run disciplined, high-volume, multi-channel outbound — cold calls to verified decision-makers, email, LinkedIn, and direct mail — layered into defined sequences with the persistence these deals demand.
- Drive far more at-bats than a typical rollup: the best SFR management businesses are small, so this is a volume game, and your judgment about where to concentrate effort is the difference-maker.
- Put Galaxy's proprietary, AI-enabled sourcing platform to work — internal CRM, target discovery and enrichment, and automated qualification tooling — so your hours go to relationships and deal judgment rather than list-building.
- Treat cold calling and conferences as genuine differentiators in a market where nearly everyone else only sends email.
Deal Qualification & Execution
- Run the first management call and qualify every target against a clear scorecard — team size, specialties, willingness to sell, and valuation expectations — sorting the pipeline into pass, nurture, and hot.
- Move qualified targets through the deal arc with speed and momentum: in-person intro, full data request, focused data-review calls, and LOI — recognizing that sellers can feel the difference between a committed buyer and a tire-kicker, and that energy flows back to them.
- Get deals to a genuine pitched deal and a signed LOI, then collaborate with the founding and investment team on structuring and close.
- Own pipeline conversion and keep deals moving. Speed and focus are our structural edge — founders are routinely frustrated by slower buyers, and we win by signaling real, committed interest.
Relationships, Conferences & Market Presence
- Build and steward relationships with owners, brokers, "river guides," and the broader SFR management community. Reputation is everything.
- Represent Galaxy at industry conferences and events, and run targeted "city sweeps" — pick a region, prioritize it, and cluster high-value in-person meetings into a single focused trip.
- Personalize outreach to be memorable, not generic. Know your targets as people and give them a real reason to pick up.
Team Building & Leadership
- Build and lead the M&A team as Galaxy scales — run the function as a single owner first, then recruit, develop, and manage a growing team of sourcers and deal professionals beneath you as deal volume and the platform expand.
- Set the metrics, cadences, and standards that make the function accountable, repeatable, and competitive.
- Model Galaxy's relationship-first values with sellers and teammates alike, and develop the people you bring on.
Process, Metrics & Playbook
- Own the sourcing scorecard and pipeline reporting.
- Feed market, pricing, and competitive intelligence back to the founding team.
- Build the repeatable M&A playbook — sourcing, qualification, and integration handoff — that gets stronger as Galaxy scales and can be replicated across new markets and future platforms.
Diligence & Integration
- Own the diligence process end-to-end — scope and run the data request, coordinate the financial, operational, legal, and compliance workstreams, surface risks and value-creation levers, and drive to a clear, decision-ready view for the founding and investment team ahead of close.
- Work directly with the operational teams to support integration planning, bringing deal context and functional expertise into a well-sequenced plan — while local office leaders and integration resources lead execution, minimizing disruption to owners, residents, and teams and preserving the local relationships that make each business valuable.
Qualifications
- 4 years in investment banking, private equity, corporate development, transaction advisory, or a comparable deal environment — middle-market or boutique experience across multi-site services, real estate, or other non-tech sectors is ideal.
- Direct experience within a multi-site platform with an active, high-volume acquisition strategy is a plus.
- High-slope, high-potential, and hands-on: energized by building something and owning it end-to-end, not just running a process someone else designed.
- Exceptional relationship and interpersonal skills — genuinely likable, with the EQ to earn the trust of owner-operators of small businesses, where likability is how deals get won.
- Resilient and relentless: comfortable with high-volume outreach and constant rejection. You're not selling, you're buying — but the persistence it takes is the same.
- Bias to action and speed — the kind of person who steps out to take the call and follows up a seventh time to get the yes.
- Strong analytical and financial fluency: able to size a business, read a P&L, and hold your own on deal economics.
- Comfortable with modern AI and sourcing tools, and excited to work alongside a proprietary tech platform rather than a clunky off-the-shelf CRM.
- Willingness to travel regularly for in-person seller meetings and conferences.
- Competitive drive and a track record of performing under pressure — collegiate athletics or a similar background a plus.
- Bachelor's degree required; MBA preferred.
Additional Information
- Base salary range: $130,000-$155,000, plus significant, uncapped, deal-based incentive compensation. On-target earnings of $200,000-$240,000 for a strong performer, with real upside beyond that.
- Incentive comp is transparent and tied to clear pipeline and deal milestones — qualified opportunities, LOIs, and closes — not a black box.
