Maintenace Technician - Position Overview
G&H Properties is seeking a reliable, organized, and independent individual to oversee all installation, repair, and maintenance operations of our residential and commercial properties in Northfield, Faribault, and surrounding areas. In addition to managing a small team of maintenance technicians, you will be in the field carrying out the day-to-day maintenance of buildings, interior/exterior grounds, common areas and unit repairs. You must have your own hand tools and reliable transportation.
Maintenance Technician - Job Duties and Responsibilities:
30% - Management:
- Develop maintenance procedures and ensure implementation
- Develop property preventative maintenance schedules on seasonal, quarterly and/or annual basis
- Work with property managers to determine short and long-term priorities
- Allocate workload and create schedule for each maintenance technician
- Supervise maintenance technician staff
- Develop bids and estimates to complete maintenance projects
- Assess work orders to determine whether they should be completed by G&H staff or subcontractors
- Ensure maintenance technicians have the resources and knowledge to complete duties
- Monitor equipment inventory and place orders when necessary
- Monitor expenses and control the budget for maintenance
- Manage relationships with contractors and service providers
- Ensure work order labor hours and expenses are being tracked and reported correctly
- Ensure health and safety policies are followed
- Manage emergency call schedule and staff
70% - Maintenance Technician:
- Ensure job assignments and work orders are carried out promptly, efficiently, courteously and in accordance with established procedures
- Perform routine maintenance inspections and tasks such as replacing batteries, bulbs, furnace filters, locks, and caulking etc.
- Complete light remodeling tasks such as painting, basic carpentry and sheetrock
- Inspect and maintain all interior and exterior building components on a regular basis
- Place orders for parts and material with Property Manager’s approval
- Reports any maintenance concerns for repairs on vacant and common areas to the Property Manager
- Maintaining grounds and common areas including snow removal, lawncare, and debris removal
- Assists Property Manager with unit turnover and maintenance
- Answer emergency calls and provide “on call” support when necessary (7 shifts per year)
- Track and log work-order progress using property management software, and other technology
- Maintain the shop and storage areas in a clean, orderly, and secure manner
- Ability to pass a background check
Maintenance Technician - Other Attributes (not required)
- HVAC and Boiler maintenance and repair certified
- Flooring and tile repair and install
- Lite plumbing and electrical work
Maintenance Technician - Experience Requirements
- Proven experience as a maintenance manager or other managerial role
- Experience in planning maintenance operations
- Solid understanding of technical aspects of plumbing, carpentry, electrical systems, etc
- Working knowledge of facilities machines and equipment
- Ability to keep track of and report daily activity
- Excellent communication and interpersonal skills
- Leadership abilities
- Must be able to navigate a smartphone, tablet, and work-order software
- Customer service oriented
- Property maintenance experience
- Organization – ability to coordinate schedules and orders and maintain an organized shop
- Must have experience in the use of all maintenance equipment and tools
- Must have a good history of dependability and job performance
- Must have his/her own transportation and some basic hand tools
- Experience with AppFolio, property management software, a plus
- High school diploma or general education degree (GED)
Maintenance Technician - Physical Requirements
- Ability to lift over 50 pounds and climb a 12ft ladder
- Bend and crawl into small areas
- Operate a snow blower, vacuum cleaner, lawn mower and small hand tools
Compensation
- $20 - $27 an hour
- Mileage involved in performing job
- Emergency call – flat rate to cover shift and call out rate
