GF Woods Construction is seeking an experienced, detail-oriented Project Manager to join our team. This role is essential in ensuring the successful planning, execution, and delivery of high-end residential and commercial construction projects. Key Responsibilities

Pre-Construction Services

  • Assist in gathering, reviewing, and analyzing subcontractor and vendor bids for scope accuracy and cost-effectiveness.
  • Perform detailed construction estimates across all divisions, ensuring comprehensive budgeting and feasibility.
  • Attend design meetings to stay informed and assist in decision-making.
  • Provide value engineering recommendations to optimize costs while preserving design intent and quality.
  • Develop Construction Management Plans (CMP), including timelines, milestones, and phasing.
  • Submit building permit applications and coordinate to ensure timely approvals.

Project Coordination

  • Prepare and distribute OAC meeting agendas, run weekly OAC Meetings and generate meeting minutes.
  • Coordinate with subcontractors and vendors for timely delivery and performance.
  • Monitor daily construction activities to ensure compliance with plans, specs, and company standards.
  • Oversee subcontractor performance and resolve on-site issues.
  • Communicate with accounting for accurate change order documentation and approvals.
  • Proactively identify risks or delays and implement corrective actions.
  • Maintain organized project documentation, including RFIs, submittals, and daily logs.

Budget & Financial Management

  • Collaborate with accounting and leadership to manage and track budgets.
  • Monitor expenses and implement cost-saving measures without compromising quality.
  • Ensure timely processing of invoices, purchase orders, and financial documentation.

Client & Stakeholder Communication

  • Maintain consistent communication with clients, providing updates on project status and changes.
  • Serve as the primary client contact regarding schedules, budgets, and change orders.
  • Coordinate with architects, engineers, and consultants to meet project goals.
  • Represent GF Woods Construction professionally in all client and public interactions.

Safety & Compliance

  • Enforce OSHA regulations and company safety protocols on-site.
  • Conduct regular site inspections and address safety concerns immediately.
  • Maintain up-to-date safety documentation, including meeting notes and incident reports.

Post-Construction Services

  • Manage project closeout, including punch lists and final inspections.
  • Coordinate project turnover, delivering as-built drawings, warranties, and documentation.
  • Conduct post-project reviews to identify lessons learned and improve future processes.

Additional Responsibilities

  • Lead and motivate the project team to deliver high performance.
  • Stay current with industry best practices, building codes, and construction technologies.
  • Support business development efforts, including proposal support and networking.

Qualifications & Requirements

  • Experience: Minimum of 10 years in the construction industry, with demonstrated project management experience on high-end residential and/or commercial projects.
  • Education: A Bachelor’s degree in Construction Management, Civil Engineering, Structural Engineering, or related field preferred. Equivalent experience will be considered.
  • Strong leadership and team management skills.
  • Deep understanding of construction processes, contracts, scheduling, and budgeting.
  • Excellent problem-solving, decision-making, and negotiation abilities.
  • Proficiency in construction management software (e.g., Procore, Bluebeam, Microsoft Project).
  • Comprehensive knowledge of OSHA safety standards and quality control.
  • Superior communication and client relationship management skills.
  • Ability to multitask, prioritize, and manage multiple projects under tight deadlines.
  • Must successfully pass a background check.
